Thinking about buying a condo in downtown San Diego and want to be very close to all the entertainment and dining offered in the Gaslamp District than you should take a close look at the Alta condos at the corner of Market St. & 6th Ave. Alta is one of the most modern condo building in downtown San Diego. You can see this from the outside as well as the interior choice of finishes. Alta condos have lots of amenities including a pool, hot tub, fitness center, entertainment room with pool table, big screen tv, lounging furniture. They keep their HOA lower than other high rises by not having a concierge or lobby attendent. Alta condos have large balconies on the SE & SW corner from floors 12-21, in fact this is the largest standard balcony out of any condo building downtown. Alta has two s...

Throughout my eight years of living in the Historic Gaslamp District I have seen many improvements to the area, even today I am seeing another wave of improvements in process. We can all remember the famous Spaghetti Factory, replaced with downtowns best Italian restaurant, Dussini's. The strengthening demographics are causing the low end establishments to be replaced with higher end places drawing tourist and suburbanites wanting to enhance their lifestyle. A couple more examples include: out with the old donut shop and in with frozen yogurt, out with the pawn shop in with clothing shop. O' and I can't resist one more, out with two parking lots, in with two Marriott's. They are not building any more condos in the Gaslamp. If you want to ride the revitalization wave consider a resale co...

Many of you may be aware of the recent destructive hacking attacks on several AR Bloggers that totally destroyed their blogs and sites. The now-infamous Sunday Night Massacre took out the blogs and blogsites of about 20 Tomato bloggers--all for no apparent reason. We all spent the week and and a long weekend trying to repair the damage and get our sites functional once again. It has been a painful and arduous process, but we managed to learn a few things in the process--things that may help other bloggers better manage their sites--at least from the back-end perspective (no ribbing of proctologists intended:-)Hope you find these useful: Need to check your site for broken links?http://www.dead-links.comKeyword Ranking?http://www.widexl.com/seo/keyword-ranking.htmlLink Popularity?http://ww...

I have found myself publicly and privately apologizing to those who have been unable to access either Luxury Home Digest or San Diego Previews this past week. It was embarrassing. It was costly. It was something that should never happen in a civilized or honorable world. You see, we along with a dozen or so other Active Rain bloggers were hit with a malevolent hacking attack last Sunday night, whereby all of our blog and website content was deleted.Nothing was left: Not comments, not stories, not a database--nor even a remnant of what was there before. It was as if an identity had been stolen--along with its history, historical concerns and countless hours of thought and labor. We initally hoped it was a minor glitch that could be quickly repaired. That was not to be the case.  But th...

So, you're going to be a landlord!  Since it's nearly ALWAYS a good time to buy real estate, you're making an excellent move.  The long-term value of real estate from an investment standpoint is, in my humble opinion, the best leverage available. Now that you've taken that step, it's important to get the right kind of insurance to protect not only your investment from the ravages of fire, vandalism, smoke, and broken water pipes, but also protection from the greedy hands of your tenants should they sustain an injury on your property in the form of Liability Coverage. There's usually 4 primary areas of coverage you want to explore when looking into insurance for your property that you rent to others.  (doesn't matter if it's a single family dwelling, duplex, multi-plex or a condo. Buildi...

We're talking money here. But it's not what you think. The San Diego branch of the University of California is getting greener. Something to boast about, too, because this will make UCSD, as it is commonly known, a leader as a green university. There is already a strong movement toward green in America’s Finest City. Just as one example of greener efforts in the San Diego area, I recently wrote about how Encinitas is going green by building an environmentally sensitive nature center at the San Elijo Lagoon. Pretty interesting stuff they are doing there to preserve the environment and use renewable energy resources. The University, because of its large focus on research, is a mega-user of electricity. UCSD is spending big bucks to increase its use of electricity obtained from renewable e...

Downtown San Diego is a great place to live and buyers continue to push prices higher in 2008. Over the first two months of 2008, the average sold price per square foot has jumped 2% over the same period in 2007. If the market forces continue at that pace prices will be up 12% over 2007.This factual data may come as a shock to anyone reading a mainstream newspaper real estate story because they talk in very broad terms. Sure San Diego has its problem neighborhoods with condos dropping dramatically in price, which can influence county wide data. But when you focus in on the constantly improving downtown market, demand continues to be strong and is pushing prices back up.Yes you can find condos in downtown that are off their peak prices by 20%, but they are units that were bought, and pro...
