February Challenge…A Steady Light Many members shine quietly. While I’ve never met Liz and Bill Spear I feel as if I’ve known him for many years. BLiz, as he and his wife, Liz, were called, does not post nearly as much as he used to.  The 10-Year Treasury isn’t the only thing that drives mortgage rates but it’s a big one. If the Fed signals that inflation is under control, lenders might tighten the spread over the 10-Year Treasury, which could mean lower rates for homebuyers.Where We Are Today (Feb 9, 2026): 10-Year Treasury: 4.203% 30-Year Treasury: 4.853% 30-Year Fixed Mortgage: ~6.16% That puts the bank mortgage–10-Year spread at roughly 1.95–2.00% pretty normal lately. Sometimes I feel 'bummed' that I am not retired but last week my CPA and I were chatting and she made some interesting comments about her retired  clients.
