I Need Your HelpLast fall, I set a goal for myself for 2024. My goal was to be on the Top 100 list every month this year. So far so good!! I have been on the Top 100 list in the Mid-Atlantic States for 5 months in a row. I need your help to make it for months 6, 7, 8, 9, 10, 11 and 12.Who do you know that needs my help to reach their goals of homeownership? Who do you know that needs my help to sell their home and downsize? Or, perhaps they need a bigger home? Perhaps they inherited a property? Perhaps you know someone who is moving out of state for work or retirement.  I love referrals! Let's talk soon!

For year-to-date 2024, foreclosures have risen nationwide due to inflation. The COVID Moratoriums have all but expired (except VA which is due to expire 12/31/24) which means for those homeowners who are in trouble, they will soon fall victim to a legal foreclosure.  For those that are hoping to save their home from foreclosure you may be able to suspend the process further by applying for the Homeowner Assistance Fund (HAF) but only if the mortgage servicers work with state housing finance agencies and HUD-approved housing counseling agencies.  "The HAF is a federal program that provides money to states, tribes, and territories to assist homeowners with housing-related costs."Investors ---- keep your eyes open for opportunities.  Some of the homes that are on the foreclosure list have...

The title of this post was intriguing, so I had to see what Thomas J. Nelson, REALTOR ® e-Pro CRS RCS-D Vets had to say. The public is mostly unaware of what goes on behind the scenes, and I for one appreciate what he has to say. Thanks also to the input from the gang in the ActiveRain Q&A Section. What Very Few Know About What Real Estate Agents Do for You Recently, William Piotrowski posed an insightful question in our Q&A forum:"What's the one thing you wish the public—clients and new agents—knew about being a real estate agent?" The responses from seasoned professionals shed light on some of the lesser-known aspects of the real estate profession.(The unedited answers can be found in the Q&A link above). Here are some key insights they shared: It's Not Just a Job, It's a Business: Get...

This is Flag Day, a great day (or any day) to fly our American Flag proudly on the front porch of your home which is 'The American Dream'. (Photo: Michelle Bryant, Pixabay)" The U.S. flag was adopted on this day in history, June 14, 1777 — a day that would become known as "Flag Day" more than a century later. A symbol of freedom to many throughout history, the American flag was the result of a resolution adopted by the Marine Committee of the Second Continental Congress at Philadelphia, according to the website for the Department of Veterans Affairs. The text of the resolution stated "that the flag of the United States shall be of thirteen stripes of alternate red and white, with a union of thirteen stars of white in a blue field, representing the new constellation."", per Christine Rus...

Sellers Have Jumped Back  Into The Market With Both Feet! As we assess the real estate activity from May and begin the hot summer selling season in June, there are a couple of factors and opportunities showing up for Buyers and Sellers! However, the numbers are telling a different story as it seems that many Sellers have jumped into the market with both feet!   The Denver Real Estate Market has over 9,100 active listings, which is 31% higher than April and the highest jump we have ever seen from April to May. Active listings are 75% higher than this time last year!   Homes going under contract and closed are holding a close pace to last year, so we have an active market with ...

You may have questions about real estate and seek out some of the wisest and oldest truths,  such as:1. Where do I find the best home to buy? 2. Should I start with a "lowball offer"? 3. Do I really need to spend money on an inspection?4. Should I wait to buy a home until the market is better than now?You have these questions and not sure whom to ask? You could ask me as your personal REALTOR®... "OR" you could ask the usually friendly, reliable but sometimes erratic and misunderstood "Garden Gnomes".You prefer to start with the garden gnomes this time, you say? OK, OK. Your REALTOR® is probably busy and the Garden Gnomes are sitting around outside, in where else, your garden. Wisdom awaits (maybe)...       Ask the garden gnomes for real estate advice? Temperatures are heating up across the state, but the real estate market is looking slightly cooler. With mortgage rates continuing to float around 7%, it appears that the majority of buyers have really had enough, as listings are sitting on the market longer, and de-listings as well as price reductions are more common. One could even make the argument that we’re finally seeing a real shift toward a buyer’s market rather than a seller’s market, the latter being the norm in Colorado for quite some time. The current state of our real estate market is interesting to say the least. For years now, we’ve grown accustomed to a high level of buyer demand. One key metric that helps to illustrate that trend is ‘months supply of inventory’, or how many months it would take to sell all of the curre...
