June is National Homeownership Month, a special time to celebrate the dream of owning a home and highlight programs that help make homeownership more attainable. One standout resource for many aspiring homeowners is the National Homebuyer Fund (NHF), an organization dedicated to providing vital financial assistance to low-to-moderate income families striving to buy their first home. What Is the National Homebuyer Fund? The NHF is a nonprofit that offers down payment and closing cost assistance to qualified homebuyers. This support often comes in the form of grants or forgivable loans, meaning that recipients may not have to repay the funds if they meet program requirements, making the dream of homeownership more affordable and achievable.NHF’s assistance programs are typically paired with...

🌲🏡Mountain Open Houses: A Beautiful Summer Strategy for Buyers and SellersOpen houses in the mountains are a completely different experience than the traditional city neighborhood setups many buyers and sellers are familiar with. And as I prepare to host another open house on this beautiful summer day, I wanted to take a moment to share what makes mountain open houses unique, and why they're still such a valuable tool for both buyers and sellers.🏞️ Open Houses in the Mountains vs. the City- In the city, open house traffic is often driven by yard signs and walkable neighborhoods. People hop in the car or stroll around their favorite areas looking for signs and popping into homes out of curiosity. But in the mountains, we play by a different set of rules. Here, buyers aren’t typically out ...

The 2025 first quarter statistics have been released and the results are a little surprising.  First, it is important to know the #1. isn't the winning state and it is actually the state with the highest percentage of delinquent debt.  The #50 state is the state with the lowest delinquent debt and this might be the reverse of what you might have been thinking. Overall Rank*  State   Percentage of Tradelines Delinquent in Q1 2025  1 Mississippi   14.27%          2 Louisiana   13.12% 3 West Virginia   12.33% 4 Alabama   12.32% 5 Arkansas   11.81% 6 South Carolina   11.96% 7 Delaware   11.87% 8 North Carolina   12.33% 9 Texas   11.67% 10 Tennessee   11.48% 11 Oklahoma   11.24% 12 Indiana   11.38% 13 New Mexico   10.98% 14 Pennsylvania   11.40% 15 Kentucky   11.06% 16 Alaska   11.23% 17 Mar...

There is no question that families and households are increasingly finding multigenerational living an appealing option. In fact, numerous statistics uphold that multigenerational housing is an escalating trend being driven by financial considerations and the desire for closer family ties. In fact, the number of multigenerational households surged to an all-time high of 17% last year, according to a “Home Buyers and Sellers Generational Trends Report ” by the National Association of REALTORS (NAR). This primarily motivated by the need for cost savings, with families combining incomes to afford home ownership. Another recent NAR report revealed that, nearly one-fifth (19%) of Gen Xers and 16% of Younger Boomers purchased multigenerational homes in 2024, further exemplifying shifting resi...

The Greenville SC real estate market saw some notable shifts this May 2025. New listings shot up by 18.7%, giving buyers more options to choose from—2,683 homes hit the market, which is a welcome change for those tired of limited inventory. At the same time, pending sales dropped by a sharp 44.2%, with only 881 homes going under contract, signaling that buyers may be pausing to reassess their options or waiting out interest rates. Inventory surged by nearly 46% to 6,110 available homes, while the median sales price inched up 2.5% to $322,900. Homes are still sitting on the market for an average of 46 days, which is about the same as last month.Zooming out to the national scene, existing-home sales dipped slightly—down 0.5% from the previous month and 2.0% from last year, landing at an a...

Let Me Be Clear! WARNING, WARNING! Something unclear is about to be spoken leaving the listener CONFUSED (Photo: Robin Higgins, Pixabay)In real esate we need to be clear when we talk about real estate terms and write, otherwise we can confuse people. Clear things can become blurry.Make yourself clear (Photo: by Kalhh, Pixabay)"Let me make myself clear", it seems like everyone says this today. Why? Do they assume you are not telling the truth in the first place? Or....are we just bumbling fools that mess up everything we write or say. In Real Estate there are hundreds of acronyms. Sure Realtors, loan officers and escrow officer know what most of them mean. However, the home seller and home buyer (the most important person) in a real estate transacton may not. FHA Loan- Federal Housing Ad...

Well, Well, Well… What Buyers (and Sellers!) Should Know About Mountain WaterOne of the unique joys of living in the mountains is the connection to nature—the crisp air, peaceful views, and yes… your very own water supply. If you’re buying or selling a mountain property, chances are you’ll be dealing with a private well rather than city or municipal water. While having your own well can mean fresh, clean water and no monthly water bill, it also comes with a few important things to understand. Here’s what both buyers and sellers should know:For Buyers: Do Your Well Homework 📖 Get the Well Permit Ask to see the well permit during the transaction. This document shows how the well is classified (domestic, household, livestock, etc.), how many homes it legally serves, and whether it allows fo...

Is this really a challenging question? You love Garden Gnomes you say. OK many of us do. Do you go to them for REAL ESTATE advice? You may have questions about real estate and seek out some of the wisest and oldest truths,  such as:1. Where do I find the best home to buy? 2. Should I start with a "lowball offer"?3. Do I really need to spend money on an inspection?4. Should I wait to buy a home until the market is better than now?You have these questions and not sure whom to ask? You could ask me as your personal REALTOR®... "OR" you could ask the usually friendly, reliable but sometimes erratic and misunderstood "Garden Gnomes".You prefer to start with the garden gnomes this time, you say? OK, OK. Your REALTOR® is probably busy and the Garden Gnomes are sitting around outside, in where e...

Dear Friends and colleagues, I recently had a closing representing a Vallejo CA seller. After the closing the sellers gave me the remotes for garage doors. So I went by the sold property to drop off remotes and the new owners I happened to meet. I shocked my mind what they said..... Oh we wrote 3 offers at the same time and all three got accepted, then the buyers said we decided yours was the best one. To the public it is a breach of contract for a buyer to to this unless the buyer has a pile of cash and plans on closing on all 3 properties. This particular buyer was a first time FHA buyer and were not advised by there Realtor it is illegal, which tells me either there realtor is untrained and unethical.  I am not allowed to disclose who the brokerage is but if your in my area there is ...

More than a decade and a half ago the worst foreclosure crisis in U.S. history hit and it devasted hundreds of thousands of consumers financially throughout the entire U.S. Now 17 years later the threat of a second foreclosure crisis may be averted.Cape Coral, Florida was one of the most heavily devastated cities in the U.S. I remember it well when I went shopping for foreclosures to buy. Homes that today sell for more than $300,000 were listed for $130,000 and that’s after they peaked at around $350,000.The banks had lent too much money to too many mortgage buyers with little or nothing down. The housing market of dirty second mortgages as they were called were offered by lenders all over with little or no conscience. It took more than five years for the housing market to recover.New l...
