An Update  Remember That You Work for Me!In looking at a post for this month's challenge I went into my archives to find the post that had received the most clicks. It was this post in 2013, that had gotten Featured and re-blogged a couple of times that seemed to resonate with so many fellow members at the time.I washed off a little dust and brought it back as some times we just forget ourselves. The buyers were anxious to make a spectacular deal and had I done what they requested, they would have lost the home of their dreams. In retrospect, I should have titled the post  Remember that I  Work With You Remember That You Work for Me!These were the words spoken to me by a client while we were reviewing the inspection report on their intended purchase. They wanted me to make a claim for cr...

Joe has some great points here and worthy of our Daily Re-Blog. Bill   When you buy your first home, are appliances included? First-time buyers are usually the most concerned about what appliances come with the house. Buyers usually don't have the money to buy a home, pay closing costs, and still be able to buy a refrigerator or stove after the closing. So they need the house to come with common appliances. But just because they need a washer and dryer, the seller may or may not include them in the sale. Do fridges and other appliances typically come with a new construction house? New construction homes will more often than not include a budget for appliances. Make sure that is enough money for all the appliances you'll need. The budget the builder offers doesn't necessarily include eno...

FHA home loan limits are once again increasing for HUD insured FHA mortgages. The new loan limits in the Phoenix metro area are now $530,150, up from the current limit of $441,600.            What this means is that for someone looking to purchase a home with the 3.5% minimum down payment, using an FHA loan, can now do so, up to a $549,000 purchase price.            This is the sixth year in a row that FHA loan limits have increased and is reflective of the move higher in home prices over the past 12 months. The limits also continue to move higher with with Conventional loan limits as well, which earlier this week were raised to $726,200.                       The FHA home loan is still a widely used home loan program, that offers low down payment, low interest rates and flexi...

If you’ve been house-hunting in recent years, you’ve really been through it. Maybe you were waiting out the market, hoping the rocketing prices would start to flatten. Now, of course, they have — but between 2021 and 2022, mortgage rates have more than doubled, from less than 3 percent to more than 7 percent. If you are renting and trying to save for a down-payment, the cost of your rental has likely increased as well. Sellers who are sitting on low mortgage rates are not listing their homes for sale and supply shortages, cost of land, and cost of lending, along with higher labor and building costs have slowed down new construction. All these factors contribute to a continued shortage of desirable inventory and home prices are staying propped up and not decreasing as one would expect. B...
