Is your Oklahoma lawn PURPLE? Then you may have Henbit, a weed. It's an annual weed, which means it dies off and re-establishes itself each year by seed. The best way to prevent Henbit from infiltrating your Oklahoma lawn is to use a pre-emergent in mid September and mid February. If you are trying to sell your Oklahoma home and have a PURPLE lawn? You should treat these weeds to maximize your curb appeal. For suggestions on the best treatment for your Oklahoma lawn ask the experts at TLC or contact a company like Scott's Lawn Service to spray the lawn for you. Contact Kristyn Grewell of CENTURY 21 Goodyear Green at 405-615-2796 for more tips on preparing your Oklahoma home for sale.

Sometimes it's a challenge to make statistics fun or interesting, but either way, they're useful. Knowledge is power, and knowing the truth about what's going on in our local market will arm you, the consumer, with the tools you need when making a move on your own real estate goals. With that in mind, here are the year-end stats for 2007, for the Oklahoma City metro area market. This includes all the surrounding suburbs, such as Edmond, Deer Creek, Yukon, Moore, Norman, etc. As you can see, we have a lot to be optimistic about here in Central Oklahoma. I've highlighted the potential positives in green, and the potential negatives in yellow. While the overall number of homes did see a decrease in 2007, as compared to 2006, the overall $ volume and the property values, both average and me...

It’s time for my monthly report on what’s selling, what’s not, and what’s new on the market in Fairview Farms. You’d be amazed at how often I get asked “What did that house around the corner sell for” or “How much is that house on X street listed for?” This report is designed to keep you up-to-date on inventory levels, then quarterly I’ll break down overall neighborhood pricing and compare it to the previous year. This combination gives us all a real pulse on the health of the Fairview Farms real estate market. Hopefully, it will be a useful resource for all of the current home owners, and those thinking about moving here. Please bear with me as I work through the logistics of making this a great monthly resource for you, and if there’s something you’d like me to include in these posts ...

Edmond, Oklahoma is really a small town at heart.  I like that.  I have been fortunate to live all over the country.  I have lived outside of Chicago, Fort Wayne Indiana, Scottsdale Arizona, and Jacksonville North Carolina.  But none compare to Edmond, Oklahoma.  I moved here in 1997 and have felt at home ever since.  Edmond is the kind of town where your neighbors genuinely care, community involvement is outstanding and people take pride in the area.  Yes, Edmond is experiencing growth.  New businesses are coming to town and new neighborhoods are appearing all the time.  But the true character of the town remains.  I am lucky to have been adopted by Edmond and look forward to many years as a Realtor that will always remember the heart of Edmond.  If you have a question about my adopted...

After reading an article on MarketWatch earlier today, I'm starting to wonder if maybe people are beginning to 'get it.' I know they are locally. Over the past month or so, I've found that I'm just validating people's thoughts about the market, rather than having to convince them like I've had to do over the past 6 or 8 months. It was an uphill battle previously, mostly because of all the negative national press, but lately my fellow Okies are hearing the positives in more places than just my blog or newsletter, so they're beginning to gain confidence again. But nationally, the problem has been that almost every 'expert' has a habit of reporting the negatives in the real estate world as a nation-wide problem, rather than emphasizing that each and every market is different, and that whil...

For years Edmond Public School's own Ida Freeman Elementary School has had an extraordinary chess team that has competed at both state and national levels.  This year is no different.  Earlier this month the team again captured the state championship!  They are now raising money so a team can travel to Pittsburgh, Pennsylvania to compete nationally in May.  In an effort to raise money for the upcoming trip the school's PTO will be sponsoring a bingo night and silent auction this Thursday at 6:00PM.  Ida Freeman Elementary is located at 501 W. Hurd in Edmond.  Students from Ida Freeman go on to attend Central Middle School and Edmond North High School.  Come by and support the chess team by placing a bid on one of many great baskets or buy a ticket for a chance to win a laptop computer!...

It’s time for the March 2008 edition of my monthly report on what’s selling, what’s not, and what’s new on the market in Cheyenne Crossing. You’d be amazed at how often I get asked “What did that house around the corner sell for” or “How much is that house on X street listed for?” Especially since I have several friends and clients who live in Cheyenne Crossing, who seem to be particularly interested in what's going on in their neighborhood. This report is designed to keep you up-to-date on inventory levels, then each quarter I’ll break down overall neighborhood pricing and compare it to the previous year. This combination gives us all a real pulse on the health of the Cheyenne Crossing real estate market. Hopefully, it will be a useful resource for all of the Cheyenne Crossing home own...

Yesterday proved to be a fabulous day in Edmond, Oklahoma.  After an afternoon of meeting and greeting at an open house, I took advantage of the wonderful weather and walked the trail at Mitch Park.  Mitch Park is in north of Covell Road between Santa Fe and Kelly next to Cheyenne Middle School.  The main trail is 2.8 miles and meanders close to the park boundaries.  There are another 1.8 miles of trails on the interior of the park.  While strolling with my dog I quickly found my idea to visit the park was not an original one.  I found Edmondites of all ages biking, walking and running.  The playground was a bustle of activity.  A group of men were playing basketball and another Frisbee golf.  I saw a family trying out a new hobby of model plane flying and another family playing volleyb...

You know me, I'm always looking for new ways to explain the whys & why-nots of real estate, and at times it gets just plain tiring.  Sometimes, the tiring part comes from trying to put together an illustration that's easy to understand and makes sense.  Other times it comes from watching folks trying so hard to time the market, and missing out on a golden opportunity instead.I recently read a great article in TIME Magazine (Ignore the Headlines) about stocks, housing, and the overall strategy that many miss out on.  Not only do I love the headline, there are some real nuggets of wisdom included here, so if you haven't read it yet, please do.  Otherwise, the rest of this won't mean much to you.I couldn't have possibly explained the pitfalls of timing the market any better than this artic...

This is a copy from my personal blog, of a recent post called Another Piece of the Oklahoma Real Estate Puzzle, that I wanted to share here for all the rainers to evaluate.  Enjoy!I had the distinct pleasure of hearing from Chad Wilkerson, the Assistant Vice President and Oklahoma City Branch Executive of the Federal Reserve Bank of Kansas City, last night at the COHBA general membership meeting. These meetings are both enjoyable and educational. Visiting with the builders, contractors, and suppliers generally gives me a little insight to the overall sentiment out there about the central Oklahoma real estate market, from a non-consumer standpoint. Last night's guest speaker is what really drove it home for many of us, though. We've all known for a long time that we have a very unique ma...

I find that there's a lot of confusion and misunderstanding out there in buyers' minds in regards to what a buyers agent does, so I wrote a little post last night about this topic on my main blog, and thought I'd share it here too.  Hope you enjoy it! Yep, it's true.  You'll get a deal if you just go it alone.  Why hire an agent to represent you?  What could possibly go wrong?  After all, they're just overpaid taxicab drivers anyway!Check out this blog to see what I'm talking about. You see, it's true.  You'll get a DEAL!  Question is, what kind of deal?  A great deal of grief maybe?  Did you know:99% of the time, you don't pay a dime to your buyer agent? Your buyer agent is actually bound by a code of ethics to represent ONLY YOUR interest? You'll almost never really save money by going...

There's one topic that always seems to be hot in the minds of anyone looking to move to Oklahoma.  Maybe it starts when we're kids, watching the classic ‘Wizard of Oz‘ or maybe it's the images on the news, and the unknown that fosters the fear.  Whatever the cause, it seems that almost every buyer I've ever worked with, who's relocating here from out of state, has had a very healthy fear of tornadoes. It's actually the second thing out of their mouths many times.  "How are the schools here" is often followed with "Does this house have a tornado shelter?"  I can't say I blame them.  It's probably the same apprehension I'd be feeling if I were moving to LA, after seeing earthquakes and riots on the news for all these years.Truth is though, tornadoes aren't nearly as frequent here in Oklaho...

Today's home buyer is typically looking for a space about 20 percent larger than their current home. But if they can't see that additional space through all the stuff they won't buy it. How about cutting out some closet clutter? Professional experts say we wear only 20 percent of our clothes 80 percent of the time, which means that much of what is in our closet is rarely used. If you are digging through piles of clothes to find what you are looking for, it may be time to reorganize. Closet design pros suggest the following;Empty the closet completely sorting items into 3 piles KEEP, TOSS, & DONATION so you can see what you have. Not sure what to keep or get rid of? Ask the opinion of a friend or family member for a second pair of eyes. Torn, stained or otherwise damaged items should be ...

After you have been able to sort through your needs and wants in your next Edmond home, the next step is to obtain a pre-qualification from a reputable lender. There are many lenders and mortgage brokers in the Oklahoma City area. I have had the opportunity to work with Jim Rapp of First Mortgage and Teresa Goodbary of MLC. Either of these individuals will give you excellent customer service. Click here for their contact information. If you have already selected a lender, you may consider taking a moment to check the Implode-O-Meter for an up to date list of lenders on the watch list. When you apply for a mortgage you should anticipate being asked to provide the following information; 1. SSN for all applicants2. Residence address for past 2 years (landlord name, address & phone)3. Name a...
