I've seen it and you probably have, too--A very nice condo community with a LOT of listings for sale.  Overpriced listings.  They may not technically have been overpriced a year ago but they are now because one person got behind on their payments and either lost the property or sold as a pre-foreclosure within that community.  Now, ALL the other (smart) Sellers follow suit and basically give their property away.  Some owners hold out, don't drop the price, and don't even get a single showing.  The other/smarter Sellers DON'T want to drop their condo unit's price but they do.  The owners that are in trouble with their mortgages HAVE to sell b/c it's either that to keep their credit score basically intact or lose the propety altogether and have it go into foreclosure, which will of course...

Celebrate Santa's arrival to the Mall at the Main Entrance on Friday, November 16. A DJ kicks off the holiday fun at 6pm with an energetic dance party and stage show filled with lights, pyrotechnics and snowflakes cascading from the sky. Non-stop entertainment includes stilt walkers, magicians, Mrs. Claus, the elves and a host of whimsical Hollyville characters.I was at the mall the other night and this is a must see for all kids. Joey Fatone graduated from Dr. Phillips High School in 1994 and since then has been a member of the Mickey Mouse Club, boy band NSYNC (unfortunately, I know all the songs from my sisters going crazy over this band back in the day), and most recently Dancing With the Stars. The highest sales price in 2007 was $2,300,000 in the Water’s Edge section and average sales price of $1,038,000. The average price per square foot based on sales in 2007 came to $227.70 (the lowest price per foot and sold properties on the Butler Chain were excluded in this calculation). According to Orlando Regional Realtor's Association, The median price of a home in Orlando fell to $235,000.00 in October. That is a 3.69 percent decrease from August 2007. This is good news as the affordability index increased by more than 7% to 92.4%. What this means to you is that if your income is $51,104 or less per year you can quailfy to purchase a home in Orlando. Currently you have 6,163 homes to choose from in the Orlando area under the max price of $217,140.00. Also good news for you... the number of home sales decreased by over 55 percent. You will have no problem finding a home, and your agent will be able to get you the best deals.

For October, there are so many homes for sale in Orlando, it has created a glut in the market. This means there's a lot of choice for buyers right now. Not only that, it means motivated sellers are lowering their prices in order to attract quick sales. Obviously, this is good news for buyers. Golf community offerings in Dr. Phillips include Bay Hill and Orange Tree. Bay Hill offers a PGA tour quality course with lots of amenities where the “king” Arnold Palmer reigns, while Orange Tree offers the most difficult course in Central Florida with a low number of members.
