Brentwood TN Real Estate  Now is the best time to purchase real estate in Brentwood, Franklin and Nashville TN! If you have thought about investing in real estate for any reason, know that there has never been a better time than now to invest in this market. The real estate market is in a recession and there are more sellers than buyers.  This means that the supply is up, the demand is low and the prices are rock bottom.  This is the time to buy!  The real estate market will rebound again.  It will again become a sellers market in which there are more people looking to buy homes than people willing to sell them.  This will probably not occur for at least another three to four years.  During that time, things will even out a bit and housing prices will level off.  When the sellers market...

Brentwood TN Real EstateMortgage bond prices rose last week pushing mortgage interest rates lower. Stronger than expected manufacturing data shocked the market a bit and set the tone for early trading in the week pushing bonds prices lower. Fortunately the employment report showed higher unemployment and lower payrolls, which helped bonds recover Friday. Market participants viewed the weaker employment figures as more evidence for additional Fed rate reductions at the end of April. For the week, interest rates on government and conventional loans fell by 1/4 of a discount point. The Fed minutes Tuesday will be the most important event this week. Trade and consumer sentiment data also have the real potential to cause mortgage interest rate volatility.Economic Factors Economic Indicator Rel...

Brentwood TN Real EstateFor most people, the prospect of landscaping fills them with dread as they contemplate the work/effort associated with taking care of plants, gardens and trees without spending a lot of money to have someone else do it. There are people who enjoy working on their landscapes for hours (and this is commendable), and there are those who wish to have as little trouble, and spend as little money as possible in their home's yard. This is also fine. Luckily, for those who want to have a beautifully appointed home, it is possible to do so with  low-maintenance landscaping. By carefully choosing plants that need little care, it is possible to have a great looking home and yard while still  saving time, money and attention to its upkeep. The keys are good plant selection ...

I have recently become very frustrated with the general public's seeming lack of courtesy toward Realtors in general. From the sellers who have spent the listing agents time and money and arbitrarily decide to wait until next year to sell versus lowering the price $5-10,000, to the buyers who contact you, ask for hours of search time and results, then hours of showings and are unwilling to sign a buyer rep agreement and/or simply disappear not returning calls or emails. My time is valuable and should be treated thus. At the minimum I deserve an email letting me know what is going on. If there is a problem, you don't like the way I work, what I send you, I smell bad..have the courtesy to tell me something instead of leaving it open ended. I do not expect to mesh with every person I meet,...

Raintree Forest Subdivision is noted for its natural forest reserve and walking areas.  Prices range from the 400's to the high 700's.  Raintree Forest Subdivision is zoned for one of Tennessee's highly recognized school systems, Williamson County School System.  Raintree Forest Subdivision has a very low turnover rate, and homes are usually sell quickly. Raintree Forest is a part of Brentwood real estate and boasts of beautiful hillsides and wonderful amenities.                   "We wanted a four bedbroom home with a nice large yard in Brentwood, Tennessee, and Mrs. Marlow spent many hours making sure she found exactly what we needed.  We moved in and decided to do extensive upgrades throughout our home.  Six months later, we were transferred due to a promotion, and we were concerned ...

Easter is just around the corner. Are you still looking for that perfect gift for your children or grand children? Try ImagiTales. I had lunch the other day with one of the developers of this delightful children's book. In 2003, two of the developers friends formed a partnership to develop technology that would personalize children's media. Starting from a technology that didn't exist, Tina and her partners did what most said "Couldn't be done". Being mothers themselves, the developers saw the learning value of having personalized books to teach children some of the valuable lessons they need to learn. What I found interesting, is that all of the partners live in the Williamson County area. These inexpensive, personalized children’s book features not only your child’s name but also the...

One of the best kept secrets and hidden jewels in Brentwood and Metro Davidson County is Vanderbilt’s Dyer Observatory. The Observatory is located in the southern part of the County just north of Old Hickory Blvd and Brentwood’s city limits. The entrance, at the corner of Granny White Pike and Oman Drive, is the approximate site where the Battle of the Barrels was fought during the Battle of Nashville, 16 December 1864. The Observatory is located on top of one of the highest peaks in the county, 1,131 feet above sea level. The breath taking views of the surrounding country side, and the peaceful setting is just a great escape from the hustle and bustle of the city. The Observatory is owned and operated by Vanderbilt University, and is the only facility not located on the main campus in...

Mortgage bond prices rose last week pushing mortgage interest rates lower. Trading was volatile the entire week. The Fed stepped in absorbing some of the oversupply of mortgage bonds. Inflationary pressures were eased with the consumer price index lower than expected. The financial markets were rattled a bit as the Fed and JPMorgan Chase helped Bear Stearns with funding. For the week, interest rates on government and conventional loans fell by about a full discount point. The Fed meeting Tuesday will be the most important event this week. The potential for market volatility is very high surrounding the Fed meeting. Industrial production, capacity use, housing starts, producer price index, and leading economic indicators data will also be important.Economic Factors Economic Indicator Rel...

Tennessee has long been known as the Volunteer State. Most Tennesseans probably do not know the origin of the nickname; I know I didn’t, so I did some research. Here is what I was able to dig up. Famous politician, hunter, and Indian fighter, Davy Crockett led a 12 man group known as the “Tennessee Mounted Volunteers” during the battle of the Alamo. However; this name did not really stick until the Mexican war of the Mid-1840’s. Heeding the call, “Remember the Alamo”, Sam Huston led an army of Tennessee volunteers to fight for Texas independence. Tennessee gained the nickname “Volunteer State” from its overwhelming response to this call. Tennessee has always heeded the call to military service to our country. With the coming of the War Between the States, the volunteer tradition continu...

I worked with a client a few months ago who desperately wanted and need to purchase a home for her family. She struggled very hard to get to the point of buying, but it happened. At closing she cried and hugged me, it was awesome to see the shinny smiles all around. These are the ones you remember, the ones that make you think, Yes! This is why I do what I do! This is the letter she sent me today!I would recommend Vanessa Stalets to anyone looking for a realtor who will be on your side and fight for you to get the best deal possible. My family and I were looking to buy a house for the first time. We knew next to nothing about the process of buying a house. We had a horrible experience with the first realtor we called. She was referred by the  mortgage company we initially contacted. We...

Brentwood TN Real EstateMortgage bond prices fell last week pushing mortgage interest rates significantly higher. The spread between Treasuries and mortgage-bonds continued to widen as banks and portfolio investors sold mortgage bonds to raise cash for battered balance sheets. This selling pressure coupled with investors already leery of mortgage related debt sent prices through the floor pushing rates considerably higher. For the week, interest rates on government and conventional loans rose by 3/8% to 1/2% in rate. The consumer price index data Friday will be the most important event this week. Trade data, retail sales, and consumer sentiment also have the real potential to cause mortgage interest rate volatility. This is the last full week of data heading into the March 18th Fed meeti...

Nashville real estate - I've had a lot of people ask me why they would move in this type of environment. And I'm sure I have consistantly given them all the same answer. If you want a bigger house, It's a good time to buy, the inventory level is as good as you could ever expect If you want a new house with all the upgrades, selections are great. Interest rates are low, they may go lower, or they may go back above 7 percent soon. It would just be a gamble to expect rates to get better. Prices are probably never going to be better. The only reason to wait before moving in this market, is if you plan to liquidate your assets and become a renter (don't laugh, I have some frends getting divorced, and it's probably a good solution). Or if you are downsizing. It takes leaders to make decisive ...
