It was a time when the market, after reaching the peak, started the free fall. There were tons of opportunities, but no cash :)We had an office in the condo-hotel building. The guy came in and asked about the unit on the second floor. He was the bank employee and he told me he was getting this unit, as it was a sweet inside deal.He was getting it for $24K. He said he wanted me to sell it for him for $40K.I did not like the whole inside deal, and I said “No”. And they find it very important for their search of condo in Daytona.But Daytona is not LA… I doubt Daytona will become LA anytime soon.So the price you would have paid for it in LA is irrelevant in Daytona even if it is 10 times less than in LA, unless, you find the way to buy a condo here and move it to LA…Probably, there is a reason why in LA it is 10 times more expensive. Riverside Condo market at a glanceI am looking at listings in Riverside Condo and noticing that the prices are up.Active Listings1-bedr: 1 unit for $79,900$145K – River and ocean view$169,900 – Courtyard view, pool$169,900 – direct riverfront with river and ocean view from bedrooms.Sold ListingsSince New Year there was one direct riverfront condos sold for $162,500.Last year in the first 4 months there were 2 one-bedroom units sold. The beginning of this week started with the Jeep-siege of Daytona. Jeeps were everywhere. On the roads, on the International Speedway, on the Beach…The biggest Jeep event in the nation started only 7 years ago, and the first one attracted only a few hundred of Jeeps. In 2016 there were more than 4,000 Jeeps.On the Speedway the build a challenging obstacle and climb course.It was not a sunny morning today, April 30th, but it is the last day of a week-long event, so I went to the balcony and took a short video of the endless parade of Jeeps on the beach. It is so easy to get into an awkward situation. Actually, there are direct oceanfront studios for less than $89,500.There are 8 direct oceanfront condo-hotel studios for sale. Lowest priced studio (308) is $59,900. Then there are 5 direct oceanfront studios from $62,000 to $69,000, and then two more  in the $80s.If you are looking for a logic n pricing, there is none. The question came in a phone call. The lady said she read my blogs, and she wanted to have a simple answer to her simple question.I did not have the answer. If you fly to Daytona, you would usually fly to Orlando International Airport, rent a car and drive about 75 miles to Daytona Beach.Of course, you can fly to Jacksonville, but it is farther from Daytona, and Orlando is still a busier airport with more flights, so it is easier to fly to Orlando.Yes, but why not fly straight to Daytona Beach? There is such thing as Daytona International Airport, a beautiful and quiet place right off International Speedway Blvd.Turns out it was inconvenient. You either had to change a plane in Atlanta, or in Charlotte. I love the Fall in Daytona Beach. The temperatures comfortably in the mid to upper 80s, and it is a welcome change from even low 90s. It is comfortably warm. The water in the ocean is still warm, and you can be outside pretty much the whole day…I find it the best time of the year. Long walks on the beach, the ocean, still calming after Hurricane Matthew, recovering green, beaten by ferocious hurricane winds…There was significant damage, many signs are down, roofs gone, trees fallen or snapped… Similar to the damage from Hurricane Charley in 2004. A few days ago I posted on my blog about Plaza Resort & Spa in Daytona Beach. In this post I look at what is for sale in this condo-hotel now, compare it to what was sold in 2016 and 2015, and ponder on the possible scenarious for the immediate future of our condo-hotel market in general and the market at The Plaza Resort & Spa in particular.Even when it seems like a very slow moving market, it is still moving and the changes are noticeable, though not as pronounced as we would like.
