Time to visit Fountain Beach Resort in Daytona Beach. Looks like Fountain Beach Resort is more in line with a normal market tan many other condo-hotels and condos in the area. For a 148-room resort 11 units available for sale per our local MLS is a healthy number. Since August 15 to today there were 3 units sold. This is a darn good number, and actually, it is higher than average number of units sold in one month in the Fountain Beach Resort Many other condo-hotels and condos have much lower inventory percentage-wise. Why at the same time properties, which are half a mile apart have so different number of available units for sale is beyond me. Otherwise reasonable people often get unreasonable ideas about Florida real estate market. I am not sure whether they could buy a parking space for $50K in New York, but they call and ask for a 2-bdr/2-bath condo on the ocean and expect it to be for under 50K. Isn’t $50K too good to be true in the first place? Shouldn’t there be a reason why a condo on the beach is only $50K? That it might be small, noisy, high maintenance, etc? Yesterday we showed a direct oceanfront studio in the Fountain Beach Resort to a visitor from New York. Besides the asking price, which is $69K, he wanted to know what the taxes were, so we pulled the information from the County Appraiser website and showed him that first time in several years the proposed tax for 2012 was over $5K higher than for 2011. Fountain Beach Resort, a 148-room condo-hotel in the heart of Daytona Beach. 6-story resort is located close to Main Street, Ocean Walk Village, Daytona Boardwalk. Quite a few popular bars and restaurants within walking distance. Majority of units are 343 sf studios, 18 one-bedrooms. They are 691 sf. Studios have small kitchenette. No cooktop, but comes with microwave oven, toaster oven, under-counter fridge. Most of one-bedroom units come with a stove. They also have one regular bathtub, and one Jacuzzi tub. Maintenance fee for studios in 2012 did not change from the previous year. It is $344 for a studio and $688 for a one bedroom, as one bedroom units consist of two studios put together. It was a hotel later converted to condo-hotel. 148-room condo-hotel is located in the heart of Daytona Beachside within walking distance to Main Street, Ocean Walk Village, local bars, clubs and restaurants.
