The last day for a free event in Denver at the Walker Fine Art Center is today. “Horizons” is a free visual art display that started back in January and will be concluding now. From 11:00am on the on viewing will provide context for the six artists on display. Among those six, the team is comprised of visionaries Laura Guese, Patricia Finley, Melanie Grein, Derrick Breidenthal, George Kozmon and Barbara Sorensen. The exhibit transports you to a landscape where atmospheric painting and earthly sculpture come together to create a dreamlike tranquility in the relationship of space and line. In the group exhibition, Walker Fine Art explores contemporary landscapes as expressed through various styles and mediums. The Denver Museum of Nature and Science is a wealth of information.  The way details of complex topics are condensed down into easy to digest pieces, that do not simplify the data in a way to lose the central point of it, make every exhibit accessible for everyone.  Fans and newcomers both can find so much to take in here, and both can visit the same exhibit and walk away with newfound adoration or knowledge of a particularly complex or esoteric subject.  One of the current exhibits that can be viewed all the way up until December of this year is the Destination Solar System.  You can explore space like never in this live show.  This tour will take you out of this world in order to get into galaxies and solar systems adjacent to us.  The Gates Planetarium is where the departure becomes ...

Working with relocation families, you often are able to give many referrals out and receive several.   I got my CRS designation in 2001 and know one year I received over 18 referrals.  Not all ended up in a sale, but what a great year! My web site has attracted many relocation buyers, and some ultimately decide Denver is not the City they want to move to.   One said it is too big, one said our home values are too high and another said they wanted to be more in a rural setting.   I know REALTORS® all over this State to refer business to, and nice when they think of me too.  I had one buyer from Austin that decided they really liked Fort Collins, and met with my referral agent, and they will be moving forward.    I like to look at the CRS network, AR and Google.   Another web visitor was...

First time home buyers can be your some of your most rewarding clients.  They will also push you to be the best version of the type of agent you are.  Investors who have done many transactions in their life tend to look over the minutiae of the process and simply ask where to sign once at the table.  Even further, some may not even go to the table anymore, electing to do everything by a mailout.  Because of this large gap in experience with the process of buying a home, first time buyers require more care.  You should be willing and able to provide that whenever needed. A first-time buyer may often have a fear of navigating the process.  They do not know each of the steps and deadlines to keep track of, when you should conduct the inspection and order the appraisal.  Some may not even k...

Each new year in Denver brings many new artist opportunities at the many museums in the state.  One of the hallmarks of our museums is their ability to keep everything fresh and provide consistently great and artistic content.  The MCA in Denver (Museum of Contemporary Art Denver) is a visual art collection that strives to showcase as many great artists as possible.  This exhibit just started last week and will be able to be viewed all the way to May 19 this year.  Check out this description straight from the event page to see if it is something that may be interesting to you.“Vanguard tattoo artist Amanda Wachob uses a tattoo machine and ink to create art on canvas, paper, silk, fruit, and leather, in addition to human bodies.  A Luxury Home can be identified differently in cities across the country, but in Denver, my Luxury blog posts will report on detached single-family homes listed in the Denver metro area over $1 million.   Some have mountain (snow-capped now) and/or city views, some back to a golf course or have water views all to compliment one's lifestyle.  (however, we don't have much water)  Some are updated with products from around the world, and some have expansive square footage or on acreage.     Whatever a Buyer is looking for, most likely if you have over $1 million, you can find it in Denver or in the surrounding suburbs.    We are in the heart of winter, where the ground is covered (and frozen) and still have some beautiful listings for sale.  Thinking of the upcoming Summer and want a fabu...

The buyer asks - We are coming from Wisconsin, and wondering what type of inspections we need to do in Colorado.    This is a GREAT question, of which many buyers ask!    In Colorado, there are NO required inspections needed, in fact, there is no requirement to DO an inspection.  HOWEVER, I would ALWAYS recommend a home inspection on every listing, no matter the age of the home, even new construction!     On new construction I usually like to remind a new homeowner to get this inspection done at 11 months, so to have the list ready for the builder at the one-year warranty walkthrough. The inspector will check all the mechanicals (furnace, boiler or electric heat, water heater), kitchen appliances, visualize the structural integrity of the home, roof, plumbing and electrical (and the el...

Homeowners AssociationA homeowners association for a condominium is similar to a neighborhood or subdivision HOA in that they collect monthly dues from residents in the community and allocate that budget to maintain the various needs of the property. They also enforce a set amount of rules to ensure residents have comfortable and peaceful living environment. If it's your first time buying a home, especially a condo it's important for you to consider the HOA of your building as you'll be dealing with them regularly throughout your lifetime in the building. A good HOA can make or break a community and you'll want to make sure you plan ahead to avoid any future issues with your association.Check out our original blog post at https://www.buyingdenvercondos.com/.HOA Rules and RegulationsThe ...

A popular event in Denver is the Sipping n’ Painting at 4995 Lowell Blvd in Denver.  Sipping n’ painting decides on a painting that will be done during the session and facilitates the evening with wine.  It is a great event to try out at least once.  You will have something you can take home and memorializes, if you are so artfully inclined.  If you are like us, working in Denver property management is tough and demands your attention all week.  Sunday can be the final day of the week to relax and unwind before starting another full week.  Mondays in February can be dry, as there is usually no good television or movies out in the theaters.  Football has ended, and other sports are in a weird part of their schedule.  This Sipping and Painting event is a great way to fill that space.  Y...

Should I paint and replace the carpet or sell the home like it is?     Many Sellers ask these questions, and always recommend to get this done prior to listing.   These two items make such an impression when buyers walk in the door.     It gives the home a "face-lift", and smells good.  Some other items that would make great impressions for buyers - old bathtubs - reglazing bathtub re-caulking outdated lighting in kitchen, baths, and hallways replaced old wrought iron railings getting a new coat of paint old appliances replaced  I have shown properties lately that I am not sure I would have put on the market looking the way it did.   The whole home needed paint, the wood trim throughout the entire home needed TLC, very worn carpet and the whole house was dirty and smelled dirty. Afte...
