 Our latest Stay at Home Order was through 4/26, and I truly thought it would be extended, but our Governor yesterday said real estate brokers may again start showing homes.   No open houses, but in-person showings will be allowed.   We have to maintain social distancing, wear masks, disinfectant wipes and booties will be needed.  Our restaurants will be able to open after May 1st, but the placement of tables will need to be further apart.   Hair salons will be able to open, but everyone must wear a mask.   Nail salons will open, and masks will be needed. Offices will slowly open but are urged to work from home if it is convenient.   Parks will open, and the social distancing will still need to be adhered to.  My fear will be some of the companies that closed, won't open again, and that...

 The Denver real estate market usually starts with a flurry either January or February, and this year again we were faced with razor-thin inventory.  Buyers were in multiple offer situations UNTIL COVID reared its ugly head in our State.  We were seeing new listings come on, then the Attorney General said we no longer were able to show homes. For the month of March, the days in MLS decreased from 39 to 30 days, which is a reflection of how strong our market was.  The sales increased 2.4% over last year's sales, and up over last month's sales also.   The number of homes that went under contract increased substantially from last month. It was shaping up to be a banner spring market… until March and the virus started to take hold. Many would-be sellers are waiting this out — we had a high number of withdrawn listings by the end of the month and many on hold. If homes are occupied, it’s probably the best way.  So inventory is lower than it would be, but it’s still up about 4% over last year.  While many buyers are on hold too, it appears that the new listings coming on are going under contract, many in 10 days or less. Demand is keeping up with supply. Some buyers may be taking advantage of the ridiculously low rates on home loans (and Fannie Mae’s recent increase on conventional loan limits, now up to $510,000 for non-jumbo terms).   Happy Easter to all my ActiveRain friends!      The weather is really cold this morning hovering at 19 degrees this morning (yesterday was 70), with light snow.   No Red Rocks services, which is very strange.   In past years some services have been canceled due to the weather, but this year due to COVID-19.   This is a tradition in Denver many enjoy attending every year.  For children, Easter is a day of Easter eggs, maybe a new outfit and shoes, but it is also a day of celebration and family reunions.     Hope you are able to spend some quality time with family and/or friends today.  HAPPY    EASTER

 For decades now, I have said loud and clear - I could be a walking billboard for the Denver metro area!   I love where I live, and could not imagine living anywhere else!    I was not born here, but moved here when I was five, and lived elsewhere for about 4 years, so I am just about a native after living here for at least 50 years! It is a known fact, living in Denver you will enjoy the outdoor life, either in the City at various attractions/parks or up in the mountains.   We enjoy a bit less than 300 days of sunshine but do enjoy all four seasons.  (sometimes all 4 within a day or two...)    We can have 70-degree weather in December, and a foot of snow in May, you just never know!    We get used to the roller coaster weather, and rather like it!   I like it because we have very low h...

  This time of year moving the clocks FORWARD an hour means we lose one hour this weekend.    This is hard, in my opinion than gaining an hour, but it does still interrupt our schedules. This extra hour will allow for daylight hours to view homes later, so those sellers on the market, be prepared for showings through 7 or 8 pm.    We are seeing some signs of life from plants and trees, as we have seen some beautiful weather lately. How long will it take to make up that one hour we shall lose this weekend?  Don't forget to change your clocks, or you could be late for Sunday's events!
