During the month of October  there were 43 homes that sold in Bremerton. [zip codes: 98310, 98311, 98312, 98314, 98337]. These Bremerton homes actually had a transfer of home ownership. Contracts complete and Lender funds available the home buyer and seller signed all of their documents as escrow prepared the closing packages. Once all the I’s were dotted and the T’s crossed there where deeds recorded at the Kitsap County courthouse that transferred the property into the new home owner’s name! Statistics are for the Bremerton downtown core and west to Kitsap Lake. The market for other parts of Bremerton and its suburbs should be similar. Bremerton homes were selling for a month end median price of $152,450 at the end of November, 8% lower than a year ago and about 5% lower than last month. The more stable 3 month moving average median price ($142,467) was about 12% lower than a year ago and 11% lower than last month.  The Kitsap County 3 month moving average median price is 3% lower than it was a year ago.   Bremerton's 3 month moving average for number of closed sales is 31% lower than a year ago and 32% higher than last month. Bremerton homes were selling for a month end median price of $159,950 at the end of October, about the same as a year ago and about 39% higher than last month. The median price last month was exceptionally low and appeared to be an anomaly. The more stable 3 month moving average median price ($159,983) was about 1% lower than a year ago, same as last month. The Kitsap County 3 month moving average median price is 1% higher than it was a year ago.   Bremerton's 3 month moving average for number of closed sales is 42% lower than a year ago and 8% higher than last month. In Kitsap County Washington Short Sales are almost 50% of our listings. The prices were escalated so much the last ten years it isn't surprising that they are all on sale now. People were able to refinance or take equity loans on their homes every six months because their home values were rising so fast. I owned a Mortgage and Real Estate company at the time and I really would see the same people coming back every six months to draw money out of their homes. At one point I had to tell one family no I wouldn't refinance them any more because they were causing more harm to themselves by refinancing for dental work or a new fence around the yard every six months. Bremerton homes were selling for a month end median price of $115,000 at the end of September, about 28% lower than a year ago and about 49% lower than last month. These large changes are in part a correction from last month, when the median price appeared to rise sharply because the homebuyer tax credit expiration resulted in a dearth of buyers at the low end of the market and skewed the price distribution of sales upward. The more stable 3 month moving average median price ($162,483) was about 1% lower than a year ago. Over the last couple of days there have been a couple of blog articles written about family photos and the "should they stay or should they go" controversy.  Tanya Nouwens writes 3 Common Home Staging Myths which is a really nice article and gives her reason why she likes to leave some photos.  I agreed with her reasons.  I also understand why some agents and staggers might disagree.  It is all up to the seller and their real estate team I suppose.  Then yesterday I came across Donald Tepper's article Family Photos In Staged Homes: Are We Ignoring The Elephant In The Room? Bremerton homes were selling for a month end median price of $205,000 at the end of August, about 24% higher than a year ago and about 22% higher than last month. The more stable 3 month moving average median price ($180,650) was about 2.6% higher than a year ago. The sharp rise in median sales price in Bremerton reflects the sharp drop in the sales of lower priced homes since expiration of the homebuyer tax credit. The number of sales of higher priced homes did not fall as much.
