  The return to a Sellers’s* Market in Bremerton. Below are some market statistics for the Bremerton area for the month of January 2014. These homes all have Bremerton listed as their city in their physical address. During the month of January 2014  124 new listings became active in the NWMLS data base, which is a 15% increase from last year and a  74.648 % increase from December 2013.  Even with an increase of new listings Bremerton’s supply of inventory is low. There were 90 homes that received offers and the seller and buyer came to terms and those homes are now pending inspection pending back up, pending short sale or PENDING and headed to closing. Bremerton WA Real Estate – Homes Sold January 2013 Market Report Below are some market statistics for the Bremerton area for the month of January 2013. These homes all have Bremerton listed as their city in their physical address. Currently as of Februay 8th  there are 346 homes available for sale in the Bremerton area of Kitsap County. During the month of January 103 new listings became active in the NWMLS data base. There were 104 homes that received offers and the seller and buyer came to terms and those homes are now pending inspection pending back up, pending short sale or PENDING and headed to closing. Doing some real estate market research today on the Bremerton housing market I ran across an article on MSN Real Estate "5 tips to ensure your home sells in the winter"  In this article there was a Bing search link with the words What's the best month for home sellers? So that is what I did. I did a search to see if I could find some more information.  Of course I did.  Here is a blurb from LendingTree.com "Traditionally, spring is the hottest season for real estate. [zip codes: 98310, 98311, 98312, 98314, 98337]. That is about 30 homes less than in October. These Bremerton homes actually had a transfer of home ownership. Contracts complete and Lender funds available. The home buyer and seller signed all of their documents and escrow prepared the closing packages. Once all the I’s were dotted and the T’s crossed there where deeds recorded at the Kitsap County courthouse that transferred the property into the new home owner’s name! I have had a very busy couple of weeks with buyers arriving from Guam, Washington DC, Virginia and my local area buyers who all have presented offers to Kitsap County home sellers.  This morning I will be getting two additional contracts wrapped up and "signed around" to send to escrow so I decided to look at some stats.  I wanted to know what had went pending this week - just since Monday, February 23.  Of course there will be several home in Kitsap County going pending today. I am just curious.  I then went and took the same week in January to make a comparison. A few weeks back I received a contact via ActiveRain from Cari Shumaker introducing me to her and her husbands home inspection company.  Isaac and Cari Shumaker own Assurance Home Inspections and do business in Mason, Kitsap and Jefferson Counties here on the Kitsap Peninsula.  I responded to Cari that I was in need of another inspector to include in my network and asked for her to send me some of their business brochures.  This past week I had a buyer couple that needed to choose a home inspector and I gave my three choices.  Isaac Shumaker's Assurance Home Inspections brochure was by far the most detailed and showed a more personal approach.  I enjoyed his "hot points" on the front of his brochure...   Bremerton :  During the year of 2008 there were 794 homes sold in Bremerton with an Average Sales Price of $243,507.  I would rather use Median and for 2008 the Median Sales Price was $229,950.  The Average Market Time was 88 days and the Median Market Time was 63 days.  Homes sold really close to the list price during 2008.  Average list to average sale ratio for these 794 homes was 97.77% while the Median list to sale ratio was 99.98%. It seems that we are pricing property correctly.  So how is that pricing compared to the year 2007? Bremerton : During the year of 2007 there were 1003 homes sold in Bremerton with an Average Sales Price of $260,465.  The Median Sales Price was $242,950.  The Average Market Time was on average 74 days and the Median Market Time was 56 days.  Let's loo...
