The story of this Dominion Valley Short Sale in Haymarket, Virginia began when it hit the market on July 6, 2010.  Orginially it was priced at $339,000 but after twenty-five days on the market, the Sellers decided to reduce their list price to $325,000.  The Prince William County summer market was sluggish and they needed a contract to submit to the bank to hold off foreclosure. The Sellers received their contract on August 23rd.  It was promptly submitted to Wells Fargo who held both of the Sellers' mortgages.  By October 10th, the Buyer and Sellers were happily in receipt of their Short Sale Approval Letters and heading to Settlement.  Wells Fargo released both liens and accepted the proceeds from the sale as payment in full for both of the loans.  It doesn't get any better than that ...

Dominion Valley residents really do have a great calendar of events.  And this time of year, the adults get the enjoy the Boo Bash, while the young trick-or-treaters get to partake in the Halloween Parade. The 2010 Dominion Valley Halloween Parade will be on October 31st  and start promptly at 3pm.  The costumed participants and their parents are to meet at the Dominion Valley Sports Pavilion.  From there, the costumed crowd will parade about one third of a mile to Waverly Park. The Dominion Valley Halloween Parade is a free event to residents.  And the way the weather is looking, it promises to be a beautiful day, though perhaps a bit nippy.  Don't send your trick-or-treater out without a jacket.  (I know they hate it, but it's for their own good.) After the parade, the costumes will b...

One of the great things about living in a gated, golf community like Dominion Valleyis the amenities.  In the case of the Dominion Valley Boo Bash, the magnificent ballroom well be the focus of attention.  The party starts at 9 pm and is open to adults only, and is $21.95 per person.   You may be under the impression that the event is open to Dominion Valley residents only.  If you are making that assumption, you are wrong.  Dominion Valley residents are welcome to bring friends as theirs guest for the evening. So what happens on the Dominion Valley Boo Bash?  For starters, there is a costume contest where prizes are awarded , so come dressed in your best Halloween costume.  Of course, costumes are not required, so if you're rather skip that part, feel free.  There is also a DJ and food...

Haymarket, VA - Homes For Sale - Trick or Treat? Buying and Selling Homes in Haymarket, VA This past weekend I attended my Grandaughter's   1st birthday party.  As her birthday falls near Halloween, the theme was a costume party.  My granddaughter was the cutest skeleton you ever saw and her mom was "mommy skeleton".  My other daughter and my grandson came as Princess Leia and and the cutest Yoda ever.  They are both definitely the best treats this Grandma has ever gotten!      Everyone could guess who my daughters and grandchildren were, but I dressed up as Wonder Woman, who evidently is unknown by the by the young attendees.  When I got there the children shouted "look it's Super Girl", not that I mind being misrecognized for someone younger but I said to them, "no, I'm Wonder Woman"....

If your home is on the market, or if you're planning to sell your home in the near future, you might be discouraged by the national media's rampant reports of increasing inventory and languishing sales. As a member of the Top 5 in Real Estate Network®, I have many years of experience working with home sellers and have learned a few strategies that really work toward securing a buyer more quickly. Here are five useful suggestions: First, for your home to sell more quickly, it must be exposed to the maximum number of buyers possible, so make sure your home is listed with a local brokerage that has a comprehensive understanding of your market area and knows how to employ technology to increase exposure. Find out how they will market your home online, what listing portals they will use, how...

I was reading an article in the Gainesville Times this afternoon.  Seems some recent burglaries in large, western Prince William County homes have been linked to a serial burglar that has also hit residents in Fairfax County.  The burglar has been striking larger Prince William County homes in communities like Piedmont, and doing that at night.  The amazing part of the story to me was that many of the home owners that were robbed had an alarm system, and yet the burglar was undetected.  Why? The alarm systems were not turned on, or activated at the time. If you have an alarm system, it is really only useful if you turn it on.  Certainly, residents of the Gainesville & Haymarket area will be on high alert and, if they read that article, will be turning their alarm systems on from now on....

My husband and I took a detour this weekend in a scenic drive through Northern Virginia and Suburban Maryland.  Our stomachs were growling and we needed food.  So we headed to Z Pizza in Haymarket, located in Dominion Valley Market Square, just outside the gates of Dominion Valley.  I had been to Z Pizza several times.  It was a location very close to where I was taking classes for my Broker's License.  That particular restaurant, which I won't call out here, felt cramped and cold, but the Casablanca pizza was outstanding.  So when we walked into the Haymarket Z Pizza, I was naturally expecting good food, but a similar atmosphere to what I had experienced elsewhere.  Not so.  The restaurant had more  and bigger tables, and the staff was friendly and inviting.  There was even a large scre...

Today, a very happy family that I had the pleasure to represent, bought their first home together, and boy was it a nice one!  We worked out a great deal on this Dominion Valley single family home in Haymarket where they paid $540,000 on a home listed for $560,000.  They also managed to get a portion of their closing costs paid.  The moment my Buyers walked into this home, I knew this would be THE ONE.  A two story family room, with a completely open upstairs hallway overlook gave us a view that just wowed them.  There was the perfectly manicured third hole of the Dominion Valley Country Club golf course that had been designed by Arnold Palmer.  From the time they found me in an Internet search back in late July, it only took us five weeks to find them their home.  The last month since...
