December 16th is one of my favorite days of the holiday season. It's my Dad's birthday. And even though Dad isn't alive anymore, I still hold his birthday as a special day.  And today, I think Dad would be proud. Early this morning I awoke to find a great offer on my Haymarket Short Sale.  This is a listing that has puzzled me since it hit the market.  It is tenant occupied, but is a very desirable home to first time buyers. Since the tenants' lease conveys, we've had no takers.  Not even an investor has stepped forward to write an offer.  So it was with great excitment that I hung up the phone after speaking with the Buyers' Agent.  Turns out the Buyers are under their own lease until the same time frame.  It was meant to be.  Now I just have to get the Short Sale package together and ...

The story of this Dominion Valley Short Sale in Haymarket, Virginia began when it hit the market on July 6, 2010.  Orginially it was priced at $339,000 but after twenty-five days on the market, the Sellers decided to reduce their list price to $325,000.  The Prince William County summer market was sluggish and they needed a contract to submit to the bank to hold off foreclosure. The Sellers received their contract on August 23rd.  It was promptly submitted to Wells Fargo who held both of the Sellers' mortgages.  By October 10th, the Buyer and Sellers were happily in receipt of their Short Sale Approval Letters and heading to Settlement.  Wells Fargo released both liens and accepted the proceeds from the sale as payment in full for both of the loans.  It doesn't get any better than that ...
