During the early stage of World War 1, in December of 1914 there was a fair amount of fraterization between the troops on both sides of the conflict.  While not approved by the leaders of the war efforts the soldiers on both sides took a day for Christmas, laying down their arms on both sides and meeting in between their respective lines, "NO MAN'S LAND".  They sang songs, shared tidbits from care packages and generally treated each other humanely before resuming the war.   I posted a question on some real estate forums asking Realtors what they expect from a lender when they refer a client.  I received a number of excellent answers:  I like working with resources that "work the way I do" - accessibility is so important and this is generally where my lender of choice comes out #1. I recommend several, but she's the one that takes the call and so generally she gets their business. Service and the ability to deliver: she has the clout and access to make things happen. While she can't control everything, she remains engaged and involved throughout.  And yes, I do appreciate reciprocity. OK..I've cleaned my desk, emptied my e-mail(after reading it all and putting into folders) and have put all my pending files into good shape.  I am not only ready for a new year, I can't wait.  I will be a listing maniac, a productive buyers agent and spend more time with my wife, probably much to her chagrin. This is that time of year when we all make resolutions to something new to make ourselves better people, or to make more money.  I am going to just try to be more organized and structured in my efforts to obtain business and work in a more business like manner.  You know, treat my real estate career more like a "BUSINESS". It's soon to be 2012, and time for a new business plan for the new year! I try to do a new business plan each year.  This helps me in so many ways.  It allows me to see where my business comes from.  Past clients? Referrals? The Internet?  Once I have this information I am well on the road to putting my new plan on paper. The main task will be to make sure that once I have a plan for my upcoming new business I am able to implement my stategies.  If not implemented they just become busy work. And...a business plan is a great idea no matter what industry you are in.  Housewife, Realtor or Hedge fund planner,  all can benefit from advanced planning.  In my case I will find that my business from this soon to be finished year has come pretty much equally from buyers and sellers.  Once I unde...

My daughter, Meagan, is bringing my grandson Ender out to visit the second week in January.  Can't wait to see them both.  They live in Cleveland, OH with my awesome Son in Law, Matt Neely, and our face to face time is not as frequent as we would wish so we really look forward to these rare visits. While Meagan is out here I will talk to her about the possibility of her and Matt buying a duplex in the Cleveland area now while the area is still recessed.  Values are down, but there is high demand for good rentals.  If they are able to find a good one and put a good down payment on it, say 25%, they will have positive cash flow, and will be able to pay the duplex off in 15-20 years.  About the time they will need to start thinking about college tuition.  If every new parent were able to g...

Well, today another discussion with clients who are watching and waiting for the economy to stabilize, as we attempt to decide when to make the market move! Do I mean stabilize or actually bottom out regarding the commercial industrial model?  We desparetly need to start making product on this continent and absorb some of the vacant or near vacant manufacturing sector properties and create demand for the secondary and tertiary suppliers and jobs. I know I've harped on this before, but the time is here to think about buying some income producing real estate.  Prices are at their lowest in quite some time, and so is rent! In the Eugene/Springfield area there are many homes under $140,000 that are ready to move into.  Prices on stick built fixers go as low as $80K, and no matter what your past experience was as a rental property owner, there is "gold in them that hills"! Let me give an example:    There is a nice home out in Santa Clara priced at $129,000.  It is a short sale, so it may take a while to close, but once closed and with a 25% down payment, the payment would be $617.83 per month including tax and insurance.  This home should rent for $950 per month and this gives you a $332 per month profit.  Plus you get to take depre...

Well...fall harvest is here, and with it comes a blast of color from not just the surrounding deciduous trees, but from our late pickings from the nearby farms here in the Willamette Valley.  So beautiful, and yet they also mark the end of a season and an approaching winter season.  Mostly farms are non productive now until the coming spring.  Do you want your production to stop as well?  Real Estate sales are a little different than picking peppers in October, don't you think?  Yet, it seems that we don't plan for this time of year very well.  Do we just get to caught up with being busy during our more productive Spring and Summer seasons?  Rationalize that we just don't have time to do any farming?    Wow, it's turned out to be a fair year so far.  I know it is a tough market, and it is because of that, that I hired a marketing specialist to work with me a couple of times a week.  She makes sure I am staying in touch, sending the notes and doing the follow up I need to be doing. Ok..most everything is done for the day, and it's off to get ready to meet friends for a casual dinner at a local watering hole on the outskirts of Eugene, OR.  McShane's is a nice little local pub with pretty good food and a couple of our best friends work there.  Regan and Forrest are awesome bartenders, and better friends. Food's greasy, and there is lots of it.  About every other year I go get my arteries rotor rootered!  Tri Cycle races every Tuesday night I think and lots of other great events.  Ok...I'm off..till tomorrow!
