I just love what I do, being a Realtor that is!   Sometimes I wonder, do my clients love their house as much as I loved finding it for them and working with them so they didn’t lose it.    I would love to think so, but sometimes the results are in the smiles!!!!                           So here is how the story goes.  Several years ago, I met a buyer.   We worked long and tediously to find the perfect house.   She was a mail carrier and she knew her zip codes and the areas she was interested in buying a home.   Actually she was more specific than that, she wanted to live on a specific street, close to  MSU (Missouri State University).   I was working really hard, but could not find one that met her specifications.    One day she called me and told me she foun...

Today marks the 10th Anniversary of 9/11.  I've been watching the tributes on the History Channel this morning and remembering that day all over again.  It's a day that changed my life.  I was 32 years old, and a single mother of a 3-year-old boy.  I was making decent wages as a paralegal, but was barely scraping by.  My mother had convinced me to get my real estate license the year before to try to make a little extra money in the evenings and on weekends.  I'd made a little, but it had all gone to pay off medical bills and credit cards.  I still didn't have any savings. I was driving to the law office that morning.  I worked for Robert M.N. Palmer, Esq.  Rob is one of the country's leading attorneys in product liability litigation.  We were working on several faulty seatbelt cases aga...

Its hard to believe its been 10 years since the infamous day of 9.11.01. I remember it like it was yesterday. We all stood and watched the unbelievable images on TV and wondered how could someone do something so cowardly and horrible? We lost thousands of innocent Americans and citizens of other countries as well. Our lives were changed forever. I still remember the days following the attacks. Patriotism was reborn. Everyone was standing up for this great Nation and flying flags on their homes, cars, and businesses. They were remembering the brave heroes that rushed in to save who they could; many of which didn't make it back out again.  Americans also gathered in churches across the nation to pray. We stood in lines to donate blood. Many joined the armed forces because of this event. O...

Today, I was faced with a very challenging question, WHAT WOULD YOU DO!                 I met the Inspector today for a re-inspect at a cute, adorable house that is scheduled to close the 26th of this month.   When I opened the entry door, I saw in the middle of the living room, a black cat, stretching out across the floor.   While the inspector was checking the furnace, I decided to run outside and grab a pen.  When I turned around, on the ground just off the porch, was a black cat.    It didn't make sense to me that the cat was out, so I scooped the cat up and took him inside and put him in the living room.   Then, I thought, what if this is a different cat, there was no collar.   So I instantly, called the agent, and he was not concerned.  That made sense, since he kn...

We invested a few hours of time today to attend the Active RainCamp webinar. Wow, what a lot of great information! I took so many notes my hand is cramping! Speakers were Ben Kinney, Katerina Gasset, and Chris Alston. Ben gave some awesome ways to tweak your business activities that you already do and take them to the next level. He should know, his real estate team sells an incredible number of homes a year and dominates his market in WA. Katerina spoke about real estate blogging ways to market your listings and generate more listings. She really had some great ideas that I hadn't considered before. My action item list is growing! Chris Alston rounded out the speakers talking about Facebook. OMG he is my new BF! Seriously, it was certainly time well spent. We learned a lot of new stuf...

Happy Labor Day Weekend - Buy Your Springfield Mo Real Estate Now! For many, Labor Day Weekend is a time to get away and take some time off.  For others, it's back to work as usual.  But don't forget to remember all the men and women in the military that have given their lives to make our country safe.   For me, it was a little of both.  We started the morning watching the Ozark Mule Day parade (I'll add photos later), then came home and began our construction on our new covered deck.   In between helping my hubby, we finalized a sale on one of our listings, countered another offer, took numerous phone calls, and received notice that an offer we wrote yesterday was approved. Labor Day weekend has started out really busy.  Hope you're having a great weekend.

There are so many ways of giving back! This is TOO EASY!  As we approach 9-11, I searched for a creative way to Say Thank YOU to the troops!   I clicked on the link, Say Thank YOU to the troops! And quickly created five VERY ARTISTIC postcards from their selection offered.   As I personally selected each postcard, I wondered what each child artist must have been thinking.    I identified who I was, where I was from, and wrote a personal message.    Now I am wondering to myself, who will get them.  Will they send them to someone from my hometown Springfield, MO!                    The postcards are then printed on the Xerox iGen3® Digital Production Press and then mailed in care packages by military support organization  Give2TheTroops® and Say Thank ...

I just got a great email, from a lender with US Bank, Jennifer Patinsky letting me know about a NEW program they are participating in!   I just sent out my email letting all my present and past clients know about the program and thought why not share it on Active Rain since so many Realtors deal with US Bank.   LPMI 30 YEAR FIXED- Rate at US BANK TODAY 4.625% NO points (new Conventional loan program with 5% down, NO PMI)  **NEW lender paid PMI, (no PMI loan) is for borrowers with:   720 credit score                                                this to be your  primary residence max debt to income ratio of 45%  2 months reserves and 5% must be the borrowers OWN funds.   The rate is slightly higher,  but the borrower’s over all payment is lower, your mortgage interest is now completel...

In this real estate market riddled with foreclosures, short sales, government red tape, homeowners upside down in their homes, and other obstacles, why would anyone in their right mind want to be a REALTOR®?  We help buyers and sellers in Springfield MO to buy a home or sell a home, but why? It’s because of the wonderful bankers’ hours correct?Ha! 80 hour weeks are more the rule than the exception. Our days start early and end late. A typical day may start out early with showing five homes for sale in Springfield, meetings, taking a listing in Ozark, back to the office to negotiate an offer, and finally back home. But wait, the phone rings again and someone wants to look at homes. Two hours later we’re back home again and it’s time to answer emails, do paperwork, and write our blog. It’...
