Good news for Springfield MO. St John's Hospital is building a new orthopedic hosptial at Highway 65 and Evans Road. The hospital will be a great benefit to the residents of Springfield, Ozark, Nixa, and surrounding communities.             There are Options for a Delayed Closing in Springfield, Mo, although nobody wants that to happen!   Whenever buying a house, and perhaps closing another, everyone involved has to know that the closing date might need to be pushed back and you may find yourself without a home and everything packed up.   It does happen, and goes with the territory of buying and selling, on occasion.             Whenever writing a contract, or negotiating a contract it is VERY IMPORTANT to pay attention to the closing date.   That is the date that the bank is aiming for, the title company must have all paperwork complete,  the date that utilities, moving trucks, and buyer and seller are to be available to close.    Everyone needs to look at their planner, and plan accordingly, many take the day... 09/25/2011

Someone asked me today if the average sales price has gone down this year over last year.  I wasn't sure, so I pulled the data from the MLS and prepared the chart below. Basically, there is no rhyme or reason to the average sales prices over the past couple of years.  If you factor in the First-Time Homebuyer Tax Credit of last year, you can see that the average sales price naturally dropped during that period of time, which is undoubtedly due to the average sales price of that particular buyer.  However, that correlation doesn't explain this year's drop in sales price during the same period of time.  So, I don't think that we can attribute much to the tax credit.  It appears that the average sales price naturally drops during that time of year. Our friends and neighbors in Joplin MO will be blessed with 7,000 - 9,000 volunteers starting Oct 19th to perform an Extreme Makeover.  The popular ABC television show "Extreme Makover Home Edition" will be filming in Joplin for a week. Details of the project are still a secret; however, the build will include multiple structures that will benefit survivors of the unimaginable F5 tornado that destroyed over 7,000 homes in May.
