In real estate, I let the client choose the list price and as long as it is within a reasonable range -- it's a go. It is a strategy for search purposes. Buyers search in round numbers (that is the way many of the IDX search tools rae set up) such as $600,000 to $650,000 or $550,000 to $600,000. Being at $600,000 gets you to show up in both categories and get before more buyers..

My gut would be the 599 because it sounds cheaper than 600 and psychologically would be better for someone who can go up to 600. Makes them not think they're at the top of their limit. In my fantasy world, agents looking forstarting at 600k will go a couple thousand in below and catch it in their search.
For the internet portals though, 600 is the better number because their search dropdowns are set in 25 or 50k increments. 600 will catch both people who have that as their floor AND ceiling.

On the other hand, those listed for $650,000 for are probably a "cut above" mine, that might be a detriment. Hey, I would go with $599,999 - retailers use this all the time and it works for them.

$600,000... people don't search in odd numbers. And a $600,000 home is not a retail sale at Walmart. At $600,000 on line you catch the up to $600K buyer and the $600+ buyer. Why would you possibly want to lose a buyer over a dollar? And do we really think people don't see that it's a $600,000 home just because it's priced at a dollar less?

I am not a fan of 99,999. I do prefer 99,900 however. I get the psychology of it. But the 999 makes me think the person is greedy for that additional $99. Of the two choices you gave I prefer the even 600k. But if the choice were 599,900 instead of 599,999 I would prefer that over the 600k. I have actually read up a lot on this and it is very controversial given the brackets supposedly people search in (that is a whole topic on its own in my opinion) and the psychology of the lower number. -Kasey

The theory is that whether ascending or descending you'll catch more views with today's portal searches by price. Those looking from $600,000 to $650,000 will see it while the $550,000 to $600,000 customers will also. The round numbers have been in my employ for about 10 years.
