Niche Private Money Residential and Commercial Lending Solutions. We fund loans using private equity, private investors, and hard money. Our niche includes Rehab, Joint Venture, Pledged Collateral, & "Blanket" Loans. We provide short term bridge financing for residential and commercial rehabilitation loans for 6 months to 3 years depending on the project. We offer more than just the one size fits all solutions that local and national banks offer. Most of our real estate projects are funded using private equity or private investors domestically and internationally.

No residential transaction is too small and no commercial transaction is too large for us to handle. We want to help fund your real estate investments when the banks just don't understand, or it is a complicated transaction with more than one moving part.

Rehabilitation "Rehab" loans for the purchase and repair of commercial or residential properties. - Properties in need of repair are diamonds in the rough that can be purchased at a discount and then renovated to their full value potential. There is always a need for "rehab" or "hard money" loans to finance these properties short term until they are ready for resale or to be occupied for rental. We can also line up the permanant conventional financing you need if you plan to keep the property for income. Multi-Family, Apartments, Mixed Use and many other types of income producing properties often need renovation or rehab. Commercial "Blanket" loans for the purchase or refinance of commercial or residential properties. - Whether it be bulk REO's, multiple commercial properties, developer inventory, distressed seller packages, etc we can assist you with a solution. Often we can assist with the cost of acquisition and the cost of repairs.  Need to refinance your existing portfolio or buy turnkey properties for a discount that are already cash flowing even better. Joint Venture, Pledged Assets and Collateral Commercial lending. - Sometimes the project is unique or too large to accomplish quickly through normal channels. We have private investors that will pledge assets or collateral which then allows us to secure a loan for your financing needs. Some of our investors desire joint venture participation in your project and some do not.
