Friday, December 3rd started out drizzly and cloudy but as the day wore on the sun tried to peak through the clouds and couldn’t have been a nicer late afternoon to hold the Canyon Creek Elementary PTA Holiday Fair!   Everyone worked so hard and it all came together! There were so many great booths selling Christmas stocking stuffers, baked goods, the fire fighters came out with their trucks so the kids could climb in, the little train ran around the perimeter of the school, the bounce houses were loved and face painting was a hit! The Brown Santa Drive for kid's toys had their own table so they had their bases covered. Melissa and I were sponsors of the event. We saw so many past clients, friends, neighbors, teachers and residents. Really enjoyed our time to visit. Love our community a...

Mortgage Rates Will Come Down, Its Just a Matter of TimeThis past year, rising mortgage rates have slowed the red-hot housing market. Over the past nine months, we've seen fewer homes sold than the previous month as home price growth has slowed. All of this is due to the fact that the average 30-year fixed mortgage rate has doubled this year, severely limiting homebuying power for consumers. And, this month, the average rate for financing a home briefly rose over 7% before coming back down into the high 6% range. But were starting to see a hint of what mortgage interest rates could look like next year.Inflation Is the Enemy of Long-Term Interest RatesAs long as inflation is high, well see higher mortgage rates. Over the past couple of weeks, we've seen indications that inflation may be ...

"Where thou art, that is home" ---Emily DickinsonBesides the Equestrian Centers what keeps me saddled in Flower Mound are the arts. The annual Christmas Parade and Flower Mound Tree Lighting Ceremony took place on Saturday, December 3. I am not a fan of crowds, but my heart is crowded with love for the arts. This photo was taken Sunday evening so that I could appreciate it selfishly, all by myself. The Christmas Tree is in front of the Flower Mound Community Activity Center. The Activity Center offers events year round, including indoor swimming pool and aquatic activities, personal fitness training, Pickleball, FloMo Summer Camp, FM Fit Camp, Group or individual exercise, walking track, Outdoor Water Park, basketball courts, Athletic Leagues, Birthday Parties, Room rentals, Seasonal Ad...

You’ve most likely heard the rule: Save for a 20-percent down payment before you buy a home. The logic behind saving 20 percent is solid, as it shows that you have the financial discipline and stability to save for a long-term goal. It also helps you get favorable rates from lenders. But there can actually be financial benefits to putting down a small down payment—as low as three percent—rather than parting with so much cash up front, even if you have the money available. Many first-time home buyers are only able to qualify for the government's FHA loan that required 3.5 percent down. Some lenders do offer a 3 percent down payment for a conventional loan, but higher credit scores are required. THE DOWNSIDEThe downsides of a small down payment are pretty well known. You’ll have to pay Pri...

I stopped off at Allegiance Title on Friday morning and was surprised to see Santa Clause in one of the conference rooms. We had a nice visit. The Flower Mound Tree Lighting Ceremony will be held in the evening on Saturday, 12/3/2022. What a surprise it was for me to see a different Christmas Tree lit up in the Mixed Use Neighborhood and also surprised nobody was standing by it having pictures taken or that nobody was taking carriage rides. I took a picture and isn't it lovely? While driving and listening to the radio, the original Pink Panther song came on the air while passing by Chick-Fil-A. My eyes caught the sign reading Pink Peppermint Milkshake and like a force out of a science fiction movie something made me turn into the driveway, into the drive up window and order a Pink Peppe...

El Arroyo is an iconic local spot in Austin. They make the best hand-squeezed margaritas and serve Black Angus beef tacos (along with many other Tex- Mex offerings) and have since 1975!A quirky marquee is out front on the corner of West 5th and Campbell. Every day they change their bill board with a new pun (everything imaginable).     They encourage you to submit your pun on their website and of course have permission to post them. It’s one of those “Keep Austin Weird” things that we all in Austin love! They post them on Instagram because everyone loves them. Our own Myrl Jeffcoat follows them as well as Kathy Streib and Endre Barath, Jr.! We all need some laughter or a chuckle each day! It's fun checking out the new pun each day.                                 Hope you enjoy these! Ha...

If you're considering selling your home, you may be wondering whether or not to use a cash home buyer. After all, there are many traditional methods of selling a home, so what are the benefits of using a cash home buyer? In this blog post, we'll outline some of the key reasons why selling to a cash home buyer may be the best solution for you. 1. You Won't Have to Make Any Repairs One of the biggest benefits of selling to a cash home buyer is that you won't have to make any repairs. That's because cash home buyers will buy your home "as-is." This means that they'll take the property off your hands in its current condition - no matter how bad it may be. This can save you thousands of dollars in repairs that you would otherwise have to pay for if you were to sell your home through a tradit...

Are you looking for a warm, comfortable, fun place to stay? Whether you need a place for your family to sleep when visiting San Antonio or you need a hub for family gatherings, you should book Tiki Taco Casa. This lovely 4 bedroom 2.5 bathroom home is my former residence. I just launched this business and have had my first guest. They were excellent guests who came to visit family who lived in the area. They wrote a fabulous 5 Star Review: It was so spacious for our family Thanksgiving gathering. Cathy was so thoughtful when preparing her home with the essentials. The neighborhood was quiet, peacful, and wonderful to walk around with the family for a stroll. The backyard is great for entertaining and just hanging out. Everything was clean and tidy. i love the uniqueness of this house. T...

Things that I loved the most about Thanksgiving are the times spent with my family and friends. I am truly grateful for my immediate and extended family. It gave me the opportunity to enjoy some quality time and great conversations, and even shared memories from times past. Family has always been very dear to my heart, and I was taught as a young child that families support each other. I used to always look forward to our family reunions every summer, as there was always some new cousins and family members whom I had not previously met. Yes, I am truly grateful for all my family members.  After joining Active Rain in 2011, I am truly grateful for all the friendships and experiences that I gained blogging in this professional community. I never imagined or dreamed that these relationship...

I am not a huge fan of statistics because having taken several courses in my business studies, I know that they can be manipulated in many ways, suiting someone's needs. I also don't like that so many terms are thrown out without knowing what they mean.  But it is important to understand market trends as investors and as real estate agents to help advise our clients.  From a consumer standpoint, we should try to understand, to avoid buying blindly. This report is from the San Antonio Board of Realtors. What you are looking at is a three year analysis of new and existing home sales by year and month, and includes data. I boxed the October data. But what does this all mean, really?Over the 3 years shown, the number of homes that sold (closed listings) dropped from 3,444 to 2,656 for a diff...

Considering Adding a Firepit This Year? There are few things that carry the feel of fall like sitting by a fire on a cool autumn night. Of course, not everyone lives somewhere where they can just build a bonfire or even set up a little campfire at a moment’s notice. Fortunately, there are options available for those who want the ambiance and experience of sitting by the fire without the hassle and liabilities that go along with building bigger fires. The best option is installing a firepit in your yard or even on your deck for those days you want to just relax by the fire. Not all firepits are created equal, however. While you could pick up a cheap firepit somewhere and just set it up, if you really want to maximize the experience and get the most out of it, then you’ll want to do a bit m...

Beautiful Beckett loves to cook, especially bake. Geno always said there were designated devil egg eating days: Thanksgiving, Christmas and Easter. He always made them and then passed the torch to son John about 8 years ago.             After Beckett was born, about when she was 4, she showed such an interest in cooking, she became his assistant. This year she mashed the egg yolks, diced the onion and helped stir in all the ingredients. I foresee in the future her dad will be the assistant, if he’s lucky!
