Do Mailbox Keys Convey?(This is based on Texas)  If your clients don’t have a mailbox on their property, they might get mail from a cluster box: a centralized unit of individually locked compartments. When your clients move, what happens to their mailbox key? Does the mailbox key convey to the next owner? Yes, according to Paragraph 2C of the One to Four Family Residential Contract (Resale) (TXR 1601, TREC 20-14). That paragraph lists mailbox keys as accessories that convey to the buyer. If the box is privately owned, your seller clients simply give the keys to the new owners. However, if the U.S. Postal Service owns the box, the Postal Service would like the keys back.According to the Postal Service, sellers should return old mailbox keys when they move. Sellers who intend to do so should...

But now, with interest rates climbing, many of them are also feeling desperate to lock in a mortgage—which has only added fuel to the fire.1Fortunately, if you’re a buyer struggling to find a home, we have some good news. While it’s true that higher mortgage rates can decrease your purchasing budget, there are additional ways to compete in a hot market. Yes, a high offer price gets attention. Always Tour a Home Before Making an Offer: Here’s WhyAt first, the thought of buying a home without having taken a tour to see it in person might seem like an odd choice. When it comes down to it, though, there are actually a few different scenarios in which making an offer on a home that you haven’t toured might seem like a good idea. You might be buying a home in a new part of the country that you’re currently not in and hope to have the property secured before you move, or it might be a home that’s getting a lot of attention and you want to get an offer in quickly. You might even be considering skipping the tour due to lingering concerns about the pandemic, or for other equally valid reasons. While there are definitely good reasons to skip out on a tour, doing so can be a bad idea, ma...

This home didn’t disappoint the buyer audience this week with its sensible layout, wood flooring throughout the house and soothing agreeable gray pallet. The main level office appealed to everyone, with it’s perfect place to host Zoom meetings and private conference calls. It truly surpassed everyone's expectations!    One buyer particularly fell in love with the living room, kitchen and dining spaces that easily blend, creating inviting spaces for gatherings with family and friends. They could picture their family and friends enjoying the oversized, covered patio, overlooking the greenbelt.    After spotting the downstairs primary bedroom tucked away for privacy, they pulled out all the stops and made an offer my seller could not refuse!      The highly desirable RRISD schools, was imp...

Dear friends and clients,The market seems to be reaching a tipping point. While home prices are still climbing nationally, the increased mortgage costs have also pushed some buyers out of the market. National home sales fell 2.7% in March, and mortgage applications dropped 5% in mid-April.The main reason for this is the sharp rise in interest rates. They have hit an average of 5.35% nationally, a 2% increase from just a year ago. Interest rates may not affect you directly as a home seller, but as Lawrence Yun, chief economist at the National Association of Realtors, states, “Many buyers will be forced out of the market because of the hit to affordability from rising interest rates.” That could put a damper on the number of multiple-offer situations and lead to increased days on market....

Todays Home Price Appreciation Is Great News for Existing HomeownersIf you're planning to sell your home this season, rising prices are great news for you. But its important to understand why prices are rising to begin with. One major factor is supply and demand. In any industry, when there are more buyers for an item than there are of that item available, prices naturally rise. In those situations, buyers are willing to pay more to get the product or service they're looking for when options are scarce. And that's exactly what's happening in the current real estate market.Selma Hepp, Executive, Research & Insights and Deputy Chief Economist at CoreLogic, puts it like this:With so few homes, buyers are once again left with fierce competition that's driving the share of homes that sold ove...

It was so rewarding to once again assist my previous client in helping a family member, secure an amazing new construction home.We sat down with the builder and hammered out a contract August, 2020 and just closed May 12, 2022! Needless to say it was a process with COVID and supply chain issues. If there is one thing we learned during the pandemic; it’s important to practice patience and graciousness.            Congratulations to my awesome clients! The wait was worth it!I’m thrilled to have partnered with my past clients on the purchase of another new home. Thinking of buying? We can collaborate and you can be sure to receive honest, reliable and result proven advice. Let me put my passion, enthusiasm and experience to work for you.
