Getting ready for winter in advance is important to make sure that you don’t run into major problems once cold weather hits. There are a lot of places in the home that will likely need some maintenance or upkeep as part of your winterization process. Of these, your furnace is one of the most important; falling behind on furnace maintenance can result in problems at the worst time, and getting them fixed in the cold of winter can be both difficult and expensive.Fortunately, a lot of furnace maintenance is fairly easy to do even for complete beginners. There are several things that you can do if you want to make sure that your furnace is ready for winter. While the specifics may vary depending on your actual home heating setup and the type of furnace you have, here are some of the basics ...

Enjoying Island Life Hook Line and SinkerThis is my better half James Andrew.  He has been working non stop for the past 7 years I would say. He is finally taking some time and enjoying all the things our little island has to offer - and it is also for my benefit. He loves to fish, and he is on a mission when he does go.  Here is one trip he took recently down to the Padre Island National Seashore. Here is a picture of his catch!  All I can say is, it was good and tasty!I just wanted to share a post about him and the beauty of our area. If you are ever in Corpus Christi Texas, don't miss going to the Padre Island National Seashore.  There is driving for miles & miles and it is so beautiful, quiet and peaceful.

Best Kept Secret of Sam's ClubI know a Secret About Sam's Club that Most People Do Not Know!I found out this Secret sometime this past year.  I was told by a friend in the store, and it has saved me so much time! This Secret, is Really No Secret At All!  It all started when we were in Sam's Club several months ago, or it may have been a year ago now.  We were on our last few isles of browsing, when we ran into a good friend of ours.  As he was looking at our basket, and we were looking at the long check out lines, he asked "The Question?"Do you have the "Scan and Go App?"What is that we asked??  He said You can download the Sam's Club App - Then Scan Your Items, Pay Through the App, and Walk Out The Door.  Can You Believe This??I had to give it a Try, and Sure Enough, within a minute or ...

When I was a little girl, I used to spend hours decorating my Barbie house. I loved using a bookshelf that I would design each floor of Barbie's fabulous penthouse apartment. Each shelf would be transformed into a decorator's dream.Today, this dream came to life as my husband and I transformed another historic building in our wonderful little Texas town–Granbury, Texas. Sitting on the corner of Bridge and Crockett Street, this stone-wrapped iconic building has been undergoing extensive renovations. The downstairs retail space, The Nest has now opened its doors and we are having the time of our lives! Each aspect of this home-decor boutique has been lovingly planned. From the hand-selected items from the Dallas Market to the unique antique pieces we found in Round Top, Texas, this store h...

One of my favorite holidays is Thanksgiving. It is a time to slow down, look around, and see all the wonderful things around us to be thankful for - whether that's everyday things like running around Town Lake or some of the year's accomplishments (this will be a record setting year for me business wise) or special moments (like coaching my kids teams). One of the things I'm most thankful for this year is time with family. A huge silver lining of the pandemic was getting to see my kiddos more and make some lasting memories. As the world has *thankfully* started to open back up, I find myself cherishing those moments with family maybe even more than pre-pandemic.We snuck in a quick road trip before the big holiday tomorrow, and relaxed at a quiet lake house outside of Austin. My mother, ...

No mortgage insurance for you!No MI with just 10% down on your next mortgage is available now for well-qualified homebuyers.  The Richard Woodward Team is here to make mortgages easier – and less expensive.  Get the best program custom-designed for your needs, low rates and cost. What Is Mortgage Insurance And How Does It Work?Mortgage insurance or MI, reduces the risk for a lender to take out a loan, so you can apply for a loan that you would not otherwise be able to get. Typically, borrowers who make a down payment of less than 20% of the purchase price of the home will have to pay for mortgage insurance. Mortgage insurance is usually also required for FHA and USDA loans. Mortgage insurance reduces the risk for a lender so you can put down as little as 3%.  Check out our first-time hom...

This story for the Thanksgiving Challenge is about reflection on Lenn Harley. Many members love to write and share stories on ActiveRain about their heritage, traveling, a paradigm shift, personal stories, how they got started in business, old family recipes, and news about their successes. Stories from the heart are my favorite stories! We are lucky to have many great writers on ActiveRain. There is no right or wrong way to write a story, as long as you’re honest and not plagiarizing.  The person I miss the most and wish I had gotten here on ActiveRain sooner is Lenn Harley. She is someone I am thankful for because in the beginning, I got stuck on Lenn and wanted to be just like her. When it came to writing stories and telling the truth, Lenn did not tolerate plagiarism.I have been tol...

Are you thinking about selling your house right now, but you're not sure you'll have the time to do so as the holidays draw near? If so, consider this: even as the holiday season approaches, there are plenty of buyers out there, and they really want your house. Here's why selling this winter is a win for you.Todays buyers are still dealing with a limited number of homes for sale. Thanks to continued low inventory, those buyers are competing with one another for their dream home. And when that happens, if your house is one of the few on the market, it will rise to the top of the pool and it will be worth it.According to the latest data from the National Association of Realtors (NAR), the average seller received 3.7 offers on their house in September. For a view into what's happening at t...

The past year and a half brought about significant life changes for many of us. For some, it meant entering retirement earlier than expected. Recent data shows more people retired this year than anticipated. According to the Schwartz Center for Economic Policy Analysis, 2021 saw a retirement boom:At least 1.7 million more older workers than expected retired due to the pandemic recession. If you've recently retired, your home may not fit your new lifestyle. The good news is, you've likely built-up significant equity that can fuel your next move. According to the latest Homeowner Equity Insights report from CoreLogic, homeowners gained more than 50,000 in equity over the past 12 months alone. That, plus todays sellers market, presents a great opportunity to sell your house and address your...

Like most industries, residential real estate has a seasonality to it. For example, toy stores sell more toys in October, November, and December than they do in any other three-month span throughout the year. More cars are sold in the U.S. during the second quarter (April, May, and June) than in any other quarter of the year.Real estate is very similar. The number of homes sold in the spring is almost always much greater than at any other time of the year. Its even labeled as the spring buying season. Historically, the number of buyers and listings for sale significantly increase in the spring and remains strong throughout the summer. Once fall sets in, the number of buyers and sellers typically drops off.Last year, however, that seasonality didn't happen. The outbreak of the virus and ...

Having access to a sink when you need one is a great convenience. Most people are used to having sinks in their kitchen and bathrooms, but there are other locations where a sink can come in handy as well. Installing a utility sink in these areas can make tasks such as laundry and cleaning easier, while also keeping you from having to dump things like cleaning wastewater into your kitchen or bathroom sink.Installing a utility sink in places like your laundry room, basement, or mudroom can be a great idea, especially if there aren’t any other sinks convenient to those locations. Depending on how your home is laid out, though, it might also be a significant undertaking. If you’re thinking about adding a utility sink, here are some things to keep in mind. What Is a Utility Sink? If you aren’...

I AM THANKFULMY KIDS ALWAYS TOLD MEMOM, YOU'RE NOT LIKE OTHER MOTHERS---Patricia Feager  WHEN YOU BELEIVE, DREAMS DO COME TRUEThe year was 1979. Location, Lake Villa, Illinois. I thought I was looking for a home to raise my kids, but as it turned out the front door of the white ranch with shutters in the distance seemed to beckon me to come forward. My first impression was the beautiful backdrop of forest trees behind the house. The TREES got my attention! It was late spring. The branches were bare but I could already see in my mind’s eye buds on the branches and leaves on the big old trees. The longer I stared at the Forest Preserve butting up to the end of the property for sale, the easier I could imagine my future with an array of fall leaves in multiple colors, soon to be followed by...

I am thankful for small wonders. A moment that I really appreciated occurred this morning. After the sun came out, I noticed an unexpected flower bloomed. It is a flowering dwarf shrub known as Esperanza or yellow bells (Tecoma stans) that is heat tolerant which blooms in spring through summer. Summer gardens in Texas are beautiful because the yellow bells attract butterflies, humming birds, and bees. Blessings are a wonderful gift. Opportunities are gifted, not wasted. I wasted no time taking a photograph in appreciation for the blossoms. This is the first year it didn’t bloom until today, November 19, 2021. Although the butterflies, humming birds, and bees are gone, I am here to give the yellow bells reference. I am thankful for small wonders that I can’t explain except to say there r...
