Three months ago, we had the pleasure of helping Scott and Jessica purchase their dream home in the country. When Scott called us, he let us know that they had stumbled upon their ideal dream home. Our expertise is helping people in the community that would like to purchase or sell country properties. Since Ken and I live on a ranch in the Capay Valley we understand the details and challenges in to what it takes to get the job done. It is much different from purchasing or selling a home in town. Our experience, skills, and knowledge in the process, knowledge in zoning laws, and knowledge with unexpected issues that are associated with country properties are a great financial benefit to you.
During our initial consultation we will decide if we are going to work together. I have three roles. First, as your consultant I will ask you some thought-provoking questions, designed to uncover profound, insightful information about what's important to you. Experience shows that a skilled professional like myself will ask these thought provoking questions, because discovering what is truly important to you is really important to me. I will listen vigilantly to all your answers. I will then use this information to best serve your interest. You will notice that these are questions that typical agents never take the risk to ask.
As your skill consultant, it's important that I lead you through the process of clarifying your goals. When your goals are clear, your decisions are easy, and you get good results. When you confirm that I have heard and understood your goals-then and only then - will I craft a strategic plan, tailored to your needs, ensuring you get the best/best price for our home.
My second role is I'll also be your negotiator. Because representing yourself in a transaction is like performing surgery on yourself; it isn't going to work because you need a skilled professional. If the end result is important to you, then you rely on an experienced person you trust and your respect. And since money is an emotional issue, you'll need an objective and focused negotiator to ensure you get the best results.
As your negotiator, I'll treat your money as if it were mine. When it's time to save or make you money, I am like a pit bull. I'll relentlessly represent your interest. What you will quickly notice during negotiations is that I skillfully articulate the strengths and weaknesses of the suggestions other agents propose. As a result you are aware that my negotiating skills alone are worth every penny that I earn.
My third role is to oversee all the transactional details. Every transaction has 100-150 phone calls alone, and each one of them is loaded with critical details. There's a lot that can wrong. Did you know that there are 43 different people from 14 different industries who get involved during the seven stages of your transaction?
As you can imagine, every "i" must be dotted and every "t" must be crossed. There are over 100 pieces of paper requiring at least 43 signatures and initials, and making a mistake can be very costly to you. So as you can imagine a lot can go wrong.
