This is the story of another home I sold twice and got paid once. But I always do what it takes to close. Some agents get upset, throw in the towel and walk away, and I've never understood that attitude. My promise to my sellers is I will do whatever it takes and for however long it takes to sell their home. Sometimes buyers cancel and we have to sell again. It is not our fault. It is the buyer's fault.But after closing this sale with the second set of buyers, I can't say it all went smoothly. We had glitches with the lender and the buyers messed up signing. I am such a sucker for historic homes. Perhaps it's because I didn't much appreciate or see the value when I was younger. They were just houses. A place to live. (This is what happens, perhaps, growing up in the suburbs, ewww, it's not new.) But then one day you realize how significant these older homes are. Or, at least that's how it happened with me. Complete transformation resulting in a fixation.Others feel this way about older homes. It's an undescribable urge to preserve for future generations. The Early Years of John Deere    There were many tractors and other farm equipment at the museum in Woodland, CA. I found the John Deere caught my attention, mainly before it was a familar name. There were a few but the John Deere colors, name, and reputation had me stopping for a photo to show my friends and family. Hope you enjoyed seeing this as much as I did!

I have not been tracking how many short sales I have sold since 2006, but I do track short sales on my website starting in January of 2010. These are just the short sales in which this Sacramento real estate agent represents the seller, I believe. I don't think I've got very many buyers in that mix unless I ended up representing both sides, which can happen when short sales blow up. Buyers get weird, demand repairs, want price reductions or they just become unmanageable for their buyer's agents, so I find the buyer myself and refer them to a team member. Tracking just the last 34 months, I have closed over 250 short sales. That's a lot of short sales, and it doesn't count my regular transactions, which I also sell. I don't know of any short sale agent in Sacramento who can claim that. I...

A client called us the other day confused. He had a first and second loan and owed more than their Woodland property was worth. He had refinanced and pulled money out to improve the Woodland property. In calling his bank to discuss a loan modification he found out that the second was not a true mortgage second but a Home Equity Line of Credit or HELOC as they are often referred to. He was surprised to find out that the bank would not consider a loan modification unless he settled the HELOC for a minimum of 20%. Now let’s face it, how many people have an extra 10 or $20,000 to give to their lender on a property already 50% upside down. I recently spoke with a very confused investor that really needed guidance.
