14123 Baneberry Circle, Manassas Virginia 20112 is now Under Contract. The owners are thrilled. I bet you would be as well. It means you can move to your next destination knowing your home is under contract. When the sellers called I explained it could be as long as sixty days given that the home is a "Luxury Home" in the Manassas Virginia area.     Truth be told the home is closer to Lake Ridge Virginia than it is to Manassas. That is the tricky part about marketing this home. Online buyers totally discount the home as being too far away when they see the address is Manassas Virginia when in reality it is right where they want to live. That's the challenge with today's ONLINE Shoppers. They tend to make assumptions on  how a home looks. Forget that it may be exactly what they need. As ...

Under Contract in Manassas Va in the Lee Square Subdivision 9539 Mine Gap Way Manassas, Va 20110 My first time homebuyer knew this was the home as soon as we walked in. It was our first time out together and this was the second home we toured. Being a referral we already had a great rapport and he was already preapproved before he contacted me. We toured a few other places just to be sure but, he already knew Mine Gap Way was the one for him. He took my advice for the offer and after some negotiating we are looking forward to a smooth path to closing.   Mine Gap Way is located in the Lee Square subdivision in Manassas. Built by K. Hovnanian in 2012 this 3 bedroom 2.5 bath townhouse style condo has been well maintained and is ready for its second owner. The open floor plan is full of nat...

Is Manassas Burning Down? No.  It's Just Santa in Full Siren Mode.  If there is anyone that loves the Christmas holidays, it is yours truly.  Today, I hosted an open house in Manassas' community of Sumner Lakes.  To set the holiday mood, I bought an iPod dock and pumped the house full of Christmas cheer.  My mood was on edge due to a wailing fire engine siren in the distance.  When I hear emergency vehicles in siren mode, I silently pray that whoever is in trouble is getting help in time. Unfortunately, the sirens today just kept going.  I pictured fire truck after fire truck racing to a massive accident or house fire.  It was unnerving.  fter about thirty minutes of nonstop sirens, it occurred to me that my least favorite holiday tradition in the Manassas-Bristow area was underway.  Sa...

Every  Season Has It’s Advantage! While summer can be the hot season for selling a home, fall can be just as good.  Here are 5 reasons why fall is a good time to sell your home. 1- Less Competition Fall is the second busiest season in real estate.  It can be somewhat slower than summer since there are fewer homes listed for sale. This can be a huge advantage for sellers who want to sell. Fewer homes equal less competition. If buyers have fewer homes to look at, your home will stand out more.2- Serious BuyersBuyers looking for a home in the fall tend to be serious about finding a home. They have either sold their home and need to find another or they might be transferring in from another area. With fewer homes to look at the fall buyer can be less demanding and more cooperative. 3- Quick...

If you have sold a haunted house here is some info to pass on to the homeowners!!!!! I live down the street from a cemetary so I am always ghost sensitive. Now living in Northern Virginia this land is war land and comes with many rumors of sitiings and apparitions all though I have yet to witness this first hand I want to be prepared. I bought my home new and as an agent I know that In Virginia we DO NOT have to disclose stigmatized properties.  Stigmatized property is a term used in the real estate business which describes possible detrimental features of a property or home, all the result of unfortunate occurrences. These can include murder, suicide, and the belief or proof that a house may be haunted by real ghosts. Just in case I will be ready. Here is a remedy for getting rid of Gh...

Just Sold:  Manassas City End Unit Townhouse for $245,000 July and August are not record breaking sales months in the Manassas area.  Buyers get into summer mode.  They get in vacation mode, mentally and physically.  So hitting the market July 18th (2014) the Sellers of this townhouse in Manassas City knew they had to be aggressive on pricing to get the deal done.  There had been a foreclosure pending on the home and we were attempting to get an equity sale done before that auction happened.  They priced at $239,000 in a neighborhood where homes were selling at $255,000 in move-in ready condition.   This townhouse needed carpet and paint and some minor deferred maintenance issues addressed. On July 27th, we received an offer.  After some countering, we had a deal between the Buyers and ...

The graphs below make three things clear about the Prince William County real estate market. For the past three months Detached and town home inventories are higher than the same period last year Detached and town home sales are lower than the same period last year Detached and town home sold prices are higher than the same period last year.     Why?   In an 8/21/14 presentation at Capitol One headquarters in McLean noted economist, Dr. Stephen Fuller,  director of George Mason University's Center For Regional Analysis said,  "Increased federal spending spared Northern Virginia the full brunt of the recession, but now the government is cutting back and the local region is feeling the pinch".  "It's now an albatross.  It's not helping a bit". It is Dr. Fuller's opinion "The private sec...
