Midway Real Estate Loan Origination and Discount Points Origination points are a fee paid to the originating lender which is part of the profit margin for the services that they provide. Both are measured as a percentage of the loan amount and both are factored into the loans APR. Generally, points are deductible as long as the seller didn’t pay for them and origination fees are tax deductible provided they are expressed as a percentage. Discount points enable you to lower your loans interest rate. They are basically prepaid interest, with each point equaling 1 % of the total loan amount. When you pay a point on a 30 year mortgage, you can lower your interest rate by .125 of a percentage point. When comparing loan rates, ask lenders for an interest rate with 0 points and then see how mu...

Midway Real Estate and Real Estate Websites The Internet is beginning to play a major role in our daily lives. Most people are having a hard time doing anything without first going the Internet. I am finding that most Real Estate Home Buyers begin their home search on the Internet, in fact most generally don’t contact a Realtor until they are far along in their Home search. With this being the case it has become more apparent each day, the importance of having Real Estate Websites that help the Home Buyer effectively, providing them with relevant information that is easy to access and very informative. I have tried to listen to my Home Buyers. There are a number of things that my clients have told me are important to them: Having an effective and informative MLS Search Tool. Provide ar...

Midway Real Estate and the Appraisal The Real Estate Appraisal is an important part of your home buying transaction. The appraisal helps to establish what the property’s market value actual is, in fact it would likely be the main tool in helping the seller establish the proper selling price. Lenders require an appraisal when the home is offered as security for a loan; they want to make sure that the property will sell for at least the amount of money it is lending. Real estate agents often use a comparative market analysis (CMA), with an appraisal to help their home seller determine a realistic asking price for their home. Many times, experienced real estate agents will come very close to an appraisal, but usually the appraisal is very detailed and is the only valuation lenders will acc...

Midway Real Estate and Moving After the Sale When is the proper time for the Seller to vacate their property after closing? This question comes up quite often during the process of the Real Estate transaction. Just when the proper time is, depends solely on the wording within the Real Estate Purchase Contract. Unless the property is vacant, generally speaking the seller has until after recording with the county. Most important is how much was indicated within the REPC. Usually it takes about a month to close a smooth transaction on a purchase. If the transaction turns out to be a nightmare, then the closing could go on for an extended period of time. Another method that can be used is an occupancy agreement between the parties. If the seller needs more time to move, the Realtor can exe...

Midway Real Estate and the Walk through Inspection The final step in the purchase process prior to closing is the Final Walk through Inspection. Every home buyer should revisit the property to ensure it is in the condition you required in your offer, and to inspect that any required repairs have been performed. Final inspection should be no sooner than five days before you intend to close. Make sure this right to do a final inspection is included in your offer to purchase.   Midway Homes for Sale and Closing Costs There have been times in the past that I have had clients come to closing not understanding what kind of money they would be required to pay. There are various fees associated with buying and selling a home. These fees are called closing costs. Some of these fees are automatically assigned to either the buyer or the seller, other costs are either negotiable or are dictated by local area custom. Buyer Closing Costs When the buyer applies for a home loan, loan officers are required to provide the borrower with a good faith estimate of their closing costs. These fees will vary depending on the type of loan and the terms of the purchase agreement. Some of the closing costs, especially those dealing with the loan application, are actually paid in adv...

Midway Homes for Sale and the Annual Percentage Rate As a Loan Officer here in Utah, I have found that many consumers don’t fully understand the term Annual Percentage Rate. Probably no other disclosure is as baffling to the average consumer as APR is. Few understand how the APR can be higher than the interest rate. The APR is the finance charge expressed as a numerical percentage, which is an expression of the annualized finance charge. The APR includes the interest rate plus all of those items that are included in the finance charge. Although few mortgage lenders actually do it, lenders are required to disclose the APR when inquiries are made orally. The APR also has to be fully disclosed on any advertising materials. www.UtahHomesforSale.us www.UtahHomesforSale.ws www.UtahHomes.ws w...

Midway Homes for Sale, setting your Selling Price The Home selling price is determined by taking into consideration a number of different factors. First and probably the most important factor is the selling price of comparable homes in the homes selling area. Other factors include the current trend in the market, the availability of homes for sale in the area and the urgency of the seller. Obviously, the lower the selling price the quicker the home will sale. Other factors to take into consideration include:    Average selling price per square foot of homes in the same area  Major improvements to the home, such as swimming pool and other additions can add to the overall value of the home. Interior and exterior amenities can be beneficial to an increase in selling price. The general co...

Midway Real Estate, Motivated Seller When looking for homes for my buyer clients, I have found that the Seller’s Motivation can have a dramatic effect on the price of the home. The most common “Motivated Seller” is someone who has already bought his or her next home or is relocating to a new area. They will be under the gun to sell the home quickly or face the prospect of making two mortgage payments at the same time. Since that can drain a bank quickly, most sellers want to avoid such a situation and may be willing to give up thousands of dollars to avoid the possibility. Family crises can be a motivation for a seller to make a quick deal. However, when you see a real estate ad that mentions, divorce, motivated seller, relocation, or something to that affect, beware. Many times this k...

Midway Real Estate, Home Buyer Representation As of 1994, the state of Utah authorized Buyer's Agency.  In Utah County, and throughout the state, buyers can choose an agent to work exclusively on their behalf.  Buyer agency benefits include: Buyer's agents are almost always paid out of the proceeds of the sale by the seller or builder, so we always recommend using a Realtor, as it will cost you nothing extra. Many people do not realize that it is advantageous to have an agent on a new home purchase as well.  I have gone to bat for my clients on a number of occasions when there were problems with home builders.  Salespeople who work for the builder are usually very ethical they are also employees of the builder and are bound by their relationship to their employer.  They do not specifica...

We just had our First Snow If you look at the tops of the surrounding Mountains in Salt Lake City you can see the white peaks peering out of the clouds.  I don't have a picture yet but it looks beautiful with the gold aspen contrast to the pencil pine trees, the gray low clouds and the white snow. The weather has changed since yesterday with clouds moving in and temperatures dropping.  Everyone has been out in their yards winterizing sprinkler systems, snow blowers, lawn mowers, gutters, etc.. We have had a great extended summer harvesting tomatoes late into the season.  The leaves have been beautiful with this long fall we have enjoyed.  I thought I would share a few more of those pictures.  When I get a good shot of the snow capped mountains I will post one.  These pictures are taken ...
