The average days on market forunits sold in October was 14 days, 34% below the 5-year Octoberaverage of 21 days. September 2022 has a sold volume of $4,849,300 while September of 2021 has a sold volume of $10,695,344. Valleybrook Blackwood NJ | Valleybrook Golf | Valleybrook Homes For SaleApril 2022 showed the market for Valleybrook is still strong! We are still seeing well over normally sold prices in the entire development and only 13 days on market until pending. However, I do see a slowdown of some type coming. I also believe home prices may drop, how much, I can't tell, but with interest rates climbing into the 5% range and the feds raising the rates again, we can expect some sort of shift in prices. Across the board for the country, mortgage applications dropped nearly 40% from April of 2021. While I wouldn't panic yet, If you are considering listing your Valleybrook home, i'd consider doing it pretty soon to maximize your return. Here is my monthly briefing on Gloucester Twp NJ sold homes and real estate market stats.April 2022 was another great month and was much more financially gainful for Gloucester Twp home sellers than April 2021. April 2021 saw 121 units listed with a listed volume of $28,051,985 while April 2022 saw 125 units listed and a listed volume of $35,942,174!The listed median price in April 2021 $220,000 while this past April $275,000Now, here are signs of a possible slowdown - April 2021 Pended homes 110 while April 2022 had 102 homes pending.Units sold in April 2021 94 while April 2022 had 76 units sold.Although prices are still up and April 2022 proved a much higher median price, home sales seem to be slipping. The market is still on fire and there is very low inventory. In fact, there are only 27 active homes for sale presently in Gloucester Twp with an average sales price of $281,833. As of this writing, there are 35 pending homes and 29 homes sold in Gloucester Twp in March.
