What do you do when you owe the IRS??  Here are your options: NOTHINGPeople seem to love this choice!  Maybe if you stick your head in the sand long enough, they will forget all about you?  The chances of this happening is slim to none.  In fact, the IRS is getting more agressive in tracking down taxpayers and getting them to settle-up.  2.  Pay in FullThis is the simpliest option.  You owe $x, and you pay them $x.  If the balance owed is small enough this choice makes the most sense.  Even if you have to borrow to get it done.  Unfortunately, most people can't afford to pay in full. 3.  Installment AgreementsRemember, the IRS wants it's money.  They don't want to have to chase taxpayers down and collect the money you own.  Over the last few years the IRS has made paying them monthly mu...

When I talk to people about resolving their tax problems, it isn't surprising that they feel very alone. So I thought a little context would help.A survey conducted recently by the group Tax Practice Advisor found that, because of COVID-19, nearly 1/3 of all Americans are unable to pay their taxes this year. This doesn't include the thousands of businesses that have already closed or soon will be because of COVID.It's also not a new problem. In 2019, the IRS reported that over 15 million taxpayers have back taxes that are owed. The point is you're not alone. Not with having a problem and not with finding the way out! I can help you resolve your debts and get on with your life. I will work with you and the IRS so you pay the least amount that's owed. The most important part is to get start...

Like many others, this weekend I went to see Harry Potter and The Deathly Hallows - Part 2. Since this was the last movie in the series, I wanted to see it with all the bells and whistles. I choose the AMC Lowes Theatre in Cherry Hill, NJ (2121 Route 38, Cherry Hill, NJ )  Just minutes away from Mount Laurel. This theatre is a great choice because it offers IMAX, Real D 3D as well as normal 2D movies. The seats are comfortable with plenty of leg room. You can order tickets online and pick them up at one of many easy to use kiosks. Of course, they have all of the typical movie foods readily available. So without giving away any spoilers, this was the best movie in the series. Well worth the wait!

Cherry Hill is a great town in New Jersey with history, various attractions, quality restaurants, incredible shopping and top-rated schools.  All this and more make Cherry Hill a much sought after town for homebuyers.  As a South Jersey home inspector since 1989, it's been my privilege to inspect many of the Cherry Hill homes that have been bought and sold over the last twenty years.  In the past I have been asked by homebuyers what they should expect in regards to the quality, condition and variety of homes in Cherry Hill.  My answer is always the same:  "Expect everything". The homes in Cherry Hill range from fairly recent construction to the occasional old farm house in excess of 100 years old.  There are plentiful condominiums and abundant mansions.  In short there is a home for eve...

The Senior Stumble is no joke! My mother, as you may guess, is an aging senior, who just recently relocated from Florida to south jersey to be close to me.  This  relocation to South Jersey did not come soon enough. Let me just preface by saying that my mother has always had the propensity to fall. Just like her mother. and guess what? I am not too far behind. Pretty scary for being a YOUNG babyboomer! So the story goes- my 75 year old mother, who is physically fit I might add, was out for her morning walk 2 days ago when the pavement met with her head. A raised sidewalk was not expected, and down she went. Who would think that a 1/2" raise in the side would create such havoc. www.cooperheatlh.org/cni Fortunately, she didn't lose consciousness and was able to contact my dad, who in turn...

(need of complete rehab.)
Buyers buy now.  Sellers if you want or need to sell, sell now.  Banks liquidate now.   Realtors get retrained and get to work now.  You will win big if you do. Had a sales meeting today with my associates.  Asked who knows how many closings took place in Cherry Hill, New Jersey for last six months and average price?  Answers ran from110 with the part timers, on up to 120, 190, 310....pulled the data from TrendMLS.  359 single family home sales.  Then I explained that is actually X's2.  Seller side and buyer side. So, actually 718 sides in one township.  Granted one of the larger townships.  Average price close to $253,000.  They some in the group's reaction was from surprised to very surprised.  Then I lay-ed into the "community" that shares the "gloom and doom" mentality for the excus...

What I am Reading by Leander McClain One of the things that I love to do is read.  My library has many many books in it.  I read for both business and pleasure.  I was just walking back into my office with a few books and I decided to share with my blog family. Stone Cold by David Baldacci (I recently read The Camel Club by Badaccis & it was excellent) From Publishers WeeklyStarred Review. The modern-day paladins of the Camel Club are back in their third exciting adventure (after 2006's The Collectors). Justice-seekers Milton, Caleb, Reuben and honorary member Alex Ford, a Secret Service agent, are led by feisty Oliver Stone, aka former CIA assassin John Carr. Their associate, Annabelle Conroy, is a slick con artist on the run after stealing $40 million from lunatic casino owner Jerry B...

I haven't posted on ActiveRain in a little while.  I have been quite busy.  I have been assisting my clients with their Burlington County & Camden County, NJ Real estate needs.  In addition, I am in the processing of purchasing a new primary residence. I do keep up with my active rain buddies on Twitter, Facebook, LinkedIn & TwitterQueens.  Lately, I have been getting many notices of comments posted on my old blog entries.  Its usually a bunch of gobbley gook about a subject unrelated to the post.  I report a concern to activerain, delete the post and then disable comments on the post.   The last time I looked, I had well over 100 posts.   Am I going to have to disable comments on all of my posts??? I know I haven't been around much, so if I missed this discussion, please forgive me and...

Below is a message that I received from Tom Antal.  He is  a Home Theater Designer & Installer that used to work for Tweeter Home Entertainment.  Unfortunately, he lost his job, but is now striking out on his own.  If you are looking for Home Theater Designer or someone to install that brandy new flat panel TV, give Tom a call. *************************** Hi, I wanted to offer my services to those in need of consumer home electronics. I myself am a victim of this economy having lost a terrific job with TWEETER Home Entertainment in Marlton NJ.  I was their In-Home Installation Crew Chief for many years. Well I Finally Did It Leander McClain has finally jumped ship.  Exit Realty treated me well during my formative years in Real Estate.  I am thankful for all that I learned from my first two brokers Chris Spada & Larry Walker.  In some cases, I learned what to do....in others, I learned what not to do. You know the funny thing is that some people are very company loyal. If you don't work for their company, they don't want to talk to you. I don't quite understand that.  My business partner still works for Exit Realty and we continue to talk and share ideas to make our business better.  Others make it seem as if I have committed mutiny. We All Have To Do What Is Best For Us The best company in your town may be Century 21, Weichert, Prudential, Long & Foster, Exit or Mom & Pop Realty.  The ...

Does it feel like you are always wrestling with a client or two because they want it done their way or because that was how it was explained to them by their parents or neighbor? We live in a world of, "do it my way or I will find someone else to do it".  This is a great topic for both the consumer and the business person. What made me think of this topic was because of a blog that Matthew Blum wrote the other day, Don't Like What Your Appraiser Says? Get Another One... Not Going to Help. Here Matt describes a basic issue that has always been a problem since I have been in the mortgage industry. As I have gained knowledge and experience in an ever changing industry in the last 15 years, I have been able to handle this issue, usually. I say usually, because you will always come across som...
