On Saturday, November 6th several friends and I walked in the 7th Annual Heather Saler 5K Lungevity Walk along the Cooper River in Pennsauken, NJ. It was a beautiful, sunny and blustery day with a great turn-out of fellow participants. As of Sauturday afternoon this event raised $90,000. Lung cancer is the leading killer out all cancers and is the least funded. More and more non-smokers and those that have stopped smoking many years ago are diagnosed with this disease. As someone said " if you have a set of lungs, you have a chance of getting lung cancer." The LUNGevity Foundation aims to  improve lung cancer survival rates, ensure a higher quality of life for lung cancer patients, and provide a community for those impacted by lung cancer.    http://events.lungevity.org/site/TR/2010Tea...

I received a question last week on a consumer real estate information website, and it hit home that some people are still at a loss as to where to turn to find a good Pennsauken, NJ Realtor.  Sometimes, they are not actually asking the right question. For example, recently a home seller wanted to know who has sold the most homes in Pennsauken.  They were looking to have a good sales experience. Here's my answer to that query, for which I received a "thumbs up" best answer of all the answers given by Realtors who responded.  Maybe it will help you in deciding how to choose a Pennsauken Realtor, or a Realtor to sell your home in your town!  Hi Annie, I certainly understand your trepidation with regard to choosing the right agent. I would suggest however, that the "who has sold the most" a...

Here's a good question from a local real estate participant in Pennsauken, NJ 08109 zip code, but it applies to anyone listing or buying real estate in NJ... "Concerning the ethical rules of a listing agent... is it legitimate for them to tell a prospective buyer that the seller declined a prior offer?," the homebuyer asked.  She went on to say, "Specifically, would it be proper for them to tell that prospective buyer that the seller was offered X but declined so that if they want the property they need to offer higher? This, before anything is even in writing? Here's my answer for which I received a "Best Answer" thumbs up!  Hope you find the information helpful! BEST ANSWER Hi Annie, I'm going to speak about NJ because you are in NJ. In NJ it is NOT ethical for the listing agent to re...

Even those with a steady job and sufficient income are cautious about purchasing one of the Pennsauken homes for sale. They realize that signing mortgages set them up with payments for a significant amount of their lifetimes. Others worry, especially now, about losing their jobs in an unstable economy. The "what if" game begins, and potential homebuyers know that, if they lose their job, there's a very real possibility they might lose their home.  Job-loss mortgage insurance gives homebuyers a "fallback plan" should they ever lose that stable income. It's a definite relief to many who want to buy Pennsauken homes for sale, but can job-loss mortgage insurance really help homeowners? Or, is it just another way to swindle the innocent out of hard-earned money? What is it? Job-loss mortgage...

Last year might not have brought on the hottest market for sellers, but it was, and 2010 will continue to be, an excellent market for buyers.  If you're taking advantage and buying one of the Pennsauken homes for sale, it means you'll be moving soon.  It also means that, if you're like me, you'll probably forget something you really need in the new house - after it's too late.  Don't Forget Your...    There are at least five items commonly forgotten when moving:   1. Personal Phonebook - Make sure you pack up any personal numbers, phonebooks or notepads you might have written needed numbers on.  If you have time, transfer them to your computer.  Even if you call the numbers a lot, there is still a chance you'll forget them.   2. Neat and Tidy - Too often, people will be giving their old...

Pennsauken real estate agents get a chance to see more of the city and surrounding areas than most of the people who live here. It's a beautiful place to live, and I'm glad to be a part of it. As Thanksgiving time is upon us, and the leaves change color and fall, I get to see a whole other side of this place - which has given me the inspiration for another blog:  Spruce Up Your Home for Fall! Most, and probably all, Pennsauken real estate agents will tell you that good curb appeal can make a sale. What they may not realize is that using the seasons can help just as much. Truth be told, it didn't click with me until earlier this week, when I realized Thanksgiving was just around the corner and started thinking about the past.  This time of year always brings a nostalgic touch to the air ...

It doesn't matter if you're buying or selling a home, consulting an experienced Pennsauken real estate agent is a smart move. Here are five steps to finding your perfect South Jersey real estate agent:  Ask about experience Although many new Pennsauken real estate agents are good at what they do, ideally, you want to work with an experienced expert. Someone with extensive experience can efficiently get through the process and streamline the fine details.   Confirm costs Before getting in too far, find out if you are both on the same page when it comes to costs. Make sure to outline everything in writing ahead of time. This way you eliminate surprises in fees later.   Discuss turnaround time Find out whether or not your Pennsauken real estate agent can find or sell a property within the...

View Larger MapIf you're in Pennsauken and looking for a haircut, it's worth the short drive to The Clip Joint.  The Clip Joint sits on the corner of Maple Ave. and Centre St. in Merchantville NJ.  There's a good chance you've heard of it.  You may even know the owner, Al.  Al's owned The Clip Joint for over 40 years.  He's one helluva nice guy and a pillar of the community for decades. Once you get to know Al, it's obvious that he just wants to give people great haircuts and have some fun along the way, but somehow he's ended up doing more.  Stepping into the cozy shop, and you're likely to see generations of people catching up with one another while sharing a laugh and a story.  After 40 years in the community, mothers and fathers have introduced their sons and daughters (and grandson...

Hi Everybody.  Summer's here and while we all want to kick back and relax and enjoy our summer activities or head "down the shore" (a south Jersey colloquialism!) there's a few things that we should keep in mind to keep our families safe during the busy summer months. Summer Activities are a blast! But without the right safety equipment, they can become dangerous.  Take heed: make sure that your children are always safe and protected when enjoying summer activities. Have your children always wear protective head gear when bicycling, skateboarding, rollerblading or riding their scooters, dirt bikes or ATV's.  A properly-fitted helmet can mean the difference between enjoying a summer day of fun or spending hours in the emergency room. I think I know which path I want to choose! Be sure to...

Professional liability insurance, also sometimes referred to as Errors and Omissions, is insurance to protect you and your company in the event a client alleges they have suffered a financial loss as a result of an error or an omission committed by you in the delivery of your professional services. Professional liability coverage is separate from a General Liability (GL) policy which would cover you mainly for bodily injury or property damage liability.     www.MandCinsurance.com

Realtors:  Did you know that your client's homeowners insurance policy WILL NOT COVER FLOOD DAMAGE??? Insurance against flood must be obtained separately.  Your lender will do a flood certification early in the process, so have your clients get on it right away so that they can have a policy in place well before closing.   A flood insurance policy reimburses the policy owner for the work that they and other family members did to sandbag the home, move furniture and remove debris. The Federal Emergency Management Agency's (FEMA) maps are important when it comes to flood insurance because if they show that the home sits in a 100-year flood plain, your client  MUST BUY federal flood insurance in order to get a mortgage.  If your client is buying outside of a high-risk zone, or if they're ...

I was recently speaking with an investor who is relatively new to real estate investing.  He had recently taken some course about purchasing real estate 'No Money Down', and wanted to know where these deals were.  Now I know that a lot of agents make fun of the late night 'real estate gurus' who advocate buying real estate 'No Money Down', but I'm not one of those agents.  I happen to have bought my first two investment properties with 'No Money Down', and on one of them I actually did get cash back at the closing.  This new investor wanted to know what the secret was to finding these deals, and this got me thinking a little.  I realized that there really isn't a secret, it is just a matter of looking at a lot of real estate and making a lot of offers.  I think that this is why many age...

A recent response to one of my posts was very troubling, and I wanted to address it in a new post.  Another agent had suggested setting up an LLC to hide certain fees he charged during a short sale from the foreclosing lender.  He also suggested that the buyers purchase the stove from the sellers for $2,000,(clearly an above market price just to give the seller some extra cash in the transaction).  These are two suggestions that I hear a lot, and honestly I'm appalled.  Usually these agents will defend their suggestions, saying that they are acting in the best interest of their clients, but I disagree.  In both cases the seller is opening up the potential for a mortgage fraud case, and I would say that this is never in their best interest.  Let me remind you that I'm not a lawyer, but I...

As many of you already know, a lot of the buyers in the market today are investors.  This is especially true of short sale buyers.  This is because many regular buyers don't want to wait to move into a new home, or may just be scared from stories that they've heard about short sales. I've noticed that many of my sellers are hesitant to work with investors.  I think that it is natural for them to be a little suspicious, let's face it there are many unscrupulous investors out there who would like nothing better than to take advantage of an unknowing seller.  However, there are also many investors out there who are truly looking for a win-win outcome where the seller gets a fair price, and the investor is still able to make a profit in the long run. I think what is most important is for th...
