 Time To Write A Blog  When do you write yours?      Many members have a pattern or routine. Some write first thing in the morning or write specific posts on certain days. Some write a full week's maximum and post them all at once.Some write a lot of posts and keep them in a draft.    When buying a home "as is" know what you are doing. In our Maryland contract, there are two choices -0ne "as is" without inspections or contingencies regarding condition.     The other is ''as is'' with the right to withdraw after inspections within a period, usually ten days. This timing gives the buyer a chance to do an inspection and bring in various contractors to evaluate and provide estimates. The problem is when a general home inspector then suggests having licensed contractors evaluate.  It might be a roofer, HVAC, electrician, structural engineer, plumber, etc. and before you know it, that ten-day period passed.  There have been challenges for those in the real estate industry for the last few months! And yet buyers are buying, sellers are selling, and agents are closing deals. Home inspections, appraisals, termite, well yields, septic inspections, surveys, and the title work is all getting done. Negotiations are taking place. We are busy, and our industry is moving forward. We are doing buyer consultations and listing presentations, and we are doing them safely. We have the technology already. Now we have to make better use of it. Today I did an open house by going early and unlocking the property,  opened all doors including closets and turned on ceiling fans, lights and made sure the temperature gauge was cool enough.    A long time ago, when I met an appraiser at a property scheduled for immediate closing.  It was late in the afternoon, cold, raining, and dark. There was a problem, he said there was a faulty AC unit. No, sir, this house does not have air conditioning. He pointed to an old rusty abandoned unit that was in the yard. Because it was on the property and had peeling paint, he would not approve it. It was way too big and bulky for me to move. I asked for 15 minutes to resolve the problem.    I went to the nearby hardware store and bought a can of spray paint. Armed with an umbrella in one hand and paint in the other, I sprayed the entire unit covering all rust and peeling paint. That was acceptable, and we had closing the next day.
