When buying a home "as is" know what you are doing. In our Maryland contract, there are two choices -0ne "as is" without inspections or contingencies regarding condition.     The other is ''as is'' with the right to withdraw after inspections within a period, usually ten days. This timing gives the buyer a chance to do an inspection and bring in various contractors to evaluate and provide estimates. The problem is when a general home inspector then suggests having licensed contractors evaluate.  It might be a roofer, HVAC, electrician, structural engineer, plumber, etc. and before you know it, that ten-day period passed. If you are planning to purchase "as-is," line up your contractors all at one time, address your concerns upfront. Schedule your professionals all on one day with a 3...

Recently met with a family who is in the process of selling one house, buying another house, and selling their current residence. That's three transactions at the same time. Can you see the stressful situation with the family all at home and in the middle of a pandemic?  Upon evaluating their home, they had questions for me: How much can you sell this for? How much do we need to do? What if we sell as is? Can we have a fast settlement?  How long will it take if we sell it as is? If we put money in to make it show house ready, how much could we get for it? How long would that take?  Remember three houses, three settlements all to happen in about six weeks. My questions for the homeowner: How much do you owe? How much do you need to move forward? What is your time frame? How long will it...

What can go wrong with the results of a home inspection?I prepare my sellers with this statement. Being a former RN, I relate situations to medicine. So a real estate home inspection is like having a colonoscopy and a root canal simultaneously with no anesthesia. After they finish chuckling, I explain that the owners may NOT be home for inspections, but I will be present to represent the house.  The issues encountered in the inspections over my real estate career include: ElectricalPlumbingRoofingSepticSewerFoundationTreesGradingGuttersSidingDoorsWindowsAppliancesWater pressureInsulationAtticCrawl spacesSurveyWell yieldWater portabilityChimneyWindowsDoorsFireplaceRadonTermite/WBIMoldMoistureSmoke /Fire systems detectorsHVACBuried oil tanks etc... And there is a remedy and solution for e...
