Inaugurations, national monuments, parades...  Local residents of the D.C. area tend to take it all in stride and just get out of the way.  I can speak with some authority about this, as a D.C. native and long-time Crofton resident who has never been to an Inaugural parade, who visits national monuments only with out-of-state guests, and who takes it all for granted. We made an impulse decision to hop on the Metro and go downtown to see Rolling Thunder on Memorial Day weekend last year.   Maybe, just maybe, in a month or two we’ll be able to get back to comparing statistics in the Crofton, MD real estate market that have a valid comparison. In this industry, and many others, statistics are compared to the same period a year ago. For instance, we would look at real estate statistics for April of 2010, and compare it to April of 2011. Lately, every statistic we’ve seen for the year shows a decrease in real estate sales from 2010.It’s easy to just assume that the real estate market in 2011 is just worse. If there were no extenuating circumstances, it would be. However, it could just be that 2010 was over inflated because of the $8,000 first time buyer tax credit.   Yes, there is a point to all that construction at the intersection of Rt. 3 and Johns Hopkins road in the Crofton Gambrills, MD area. Next year some time we’ll begin seeing stores opening at the new Waugh Chapel Town Centre. The original Village at Waugh Chapel is hugely popular, and the store selection in the new development looks like it will keep that tradition.Anchoring the new Waugh Chapel Town Centre will be a Target, Dicks Sporting Goods and Petco, and 55+ condos. Along with those great selections for the area will be a Regal’s Cinema, with a dozen screens and an IMAX theatre. The number of Crofton, MD foreclosures for sale has been steadily dropping since late last year. Although Crofton, MD has never been a hotbed of foreclosure activity, there are always some in the inventory for savvy investors, and buyers. The height of foreclosures in Crofton, MD seemed to peak last year at about 13 homes. Today, there are 130 homes for sale in the 21114 zip code, including the 4 foreclosures. Pretty insignificant compared to other communities in the area.As you can see from the map below, we’re down to 4 foreclosures in Crofton. A very decent 4 br, 3.5 ba townhouse in the Knolls section would be a steal at $281,105. At their height, townhouses in the Knolls were approaching $400,000.
