Besides working for a property management software company and providing tenant screening I am a real estate investor and I have been searching for local investment opportunities in the housing market since around 2008. In Grants Pass, OR (my locale) the housing market was very near the bottom of the crash by the end of 2009, there were plenty of properties on the market, prices were very negotiable, and the competition was light. Fast forward  to 2011 and the number of houses on the market dropped dramatically, prices were not as negotiable, and most of the time another more aggressive investor would beat me to an offer. Current day 2013 something very different is happening and I think I may have run out of time to find any more properties that are going to pencil as profitable rental...

Had an AMAZING trip to Maui! We went to Maui for 10 days.  This is the 3rd time I've been to Maui.  I think it's one of my favorite places ever! The people are so full of the Aloha spirit.  Everyone knows just about everyone on the island, and it's all about just living a simpler life. The weather was gorgeous, the air so sweet, and to top it off, I actually played a USTA tennis tournament while I was out there. We stayed in Kihei, which I really like.  The tournament was in Kapalua.  I also discovered Kula with a new tennis buddy of mine.  That is where Oprah has her organic farm. I learned a lot about the tennis community on Maui.  It's quite substantial. I'll have some blog posts coming up soon with pics and hot spots on the island. Aloha!! I have a friend who has been trying to convince me and my husband to purchase real estate in Las Vegas, NV since the big housing bubble burst.  I enjoy investing in real estate and the potential to get a great deal in an area that has been hit hard, and would have the highest return on investment is enticing but I'm still a little hesitant.I would definitely not be interested in purchasing a fixer upper in another state. I've been a landlord for around 8 years now (kind of a newbie still) and my husband and I manage our properties and our biggest challenge so far (luckily) has been; placing tenants and collecting rent.  The best advice I can give about placing tenants is to absolutely be sure to do a tenant credit check.  Today however I'm going to focus on collecting rent.I know I'm not the only one that gets a nagging feeling when the beginning of the month rolls around.  We pro-rate rents so they are all due on the first, with a 3 day grace period.  There's the select few tenants that pay on the 1st. The remainder tend to push that grace period to the limit and come in on the 3rd or 4th of the month.  The whole time I'm worried if they will be able to pay the rent this month.  If the 5th rolls around...

The Young Girl from Germany Jana Lutteropp has died on Maui today 08/21/2013 from a shark attack at Palauea Beach on August 14, 2013. The Lutteropp family flew in from Germany be with Jana trough her last moments in her life. The announcement was provided to me via "Maui Now" at 12:42pm and based up on their statement the hospital officials have confirmed her death to the public.   The Lutteropp family has worn a Hawaiian Leis when they left the Maui Memorial Hospital escorted by hospital officials .
