Tenants don't like eviction for the obvious reason, they are going to have to move. Plus, finding a willing landlord with an eviction on there record can be difficult. However, the truth is that eviction is a tough process for us landlords, too. Many times this process can be avoided if proper tenant screening is employed. Tenant screening won't always save you but I think it's well worth the investment. It estimates the value that an average remodel adds to a home.  I've generally analyzed home improvements based on how much of the money invested could be recouped if you were to sell the home tomorrow and this looks at it from a slightly different angle but still very useful for analysis. Prioritizing and spending money first on basic home maintenance such as new; siding, roof, and windows will generally recoup your investment quicker than a major bathroom or kitchen remodel. The owners of the planned development mauka of Pi'ilani Highway, Pi'ilani Promenade, held an informational meeting last night at the Kihei Community Center.  The meeting was billed in advance as a 2 hour meeting from 6 to 8.  In practice, there were about 200 attendees for the meeting which was a half hour presentation with the rest of the time allocated to food & availability of representatives to answer questions one-on-one rather than in a public forum.  Poster-boards with plans and artists concepts were available for inspection but there were no handouts. You may be thinking to yourself what flood insurance reform act? That is what I thought when I came across a news article yesterday discussing the Biggert-Waters Flood Insurance Reform Act. The US Congress passed the act in July 2012 to make some needed changes to the National Flood Insurance Program (NFIP) and how agencies such as the Federal Emergency Management Agency (FEMA) have run the program. The need for the change to the NFIP became very apparent when hurricane Katrina destroyed many homes in New Orleans in 2005 and left the program $17.7 billion (with a b) in debt but, as we know the government doesn't move fast.
