2008 3rd Quarter Ormond By The Sea Florida Condo Market The Daytona Beach Area Realtors Multiple Listing Service had 11 Condo sales in Ormond By the Sea, Florida, in the July to September quarter of 2008. Sale prices for 2 bedroom, 2 bath Condos ranged from $154,500 to $197,500 and that accounted for 8 of the 11 sales. Only 2 sales were $190,000 or higher and 6 of the 8 were $177,000 or less. Comparing the numbers, last year there were 20 sales and in 2006 there were 15. The 2007 average sale price for 2 bedroom Condos across the street from the beach was $213,000. This year the average was $177,333, so Condo values have decreased by $42,000 in the past year. Both second floor units, one at Sunrise sold for $177,000 and one at Seabridge sold for $170,000. The Sunrise unit is larger and has undergrounbd parking and security. August 2008 Ormond By The Sea Florida Condo Market   There are 115 Condos for sale in Ormond By The Sea Florida ranging in price from $99,000 for a 2 bedroom, 1 bath at Winchester Manor to $950,000 for a 3 bedroom, 3 bath at the Capriana. 33 of the condos for sale have asking prices below $200,000. Between $200,000 and $250,000 there are 29 units, so more than half are $250,00 or below. Four condos have a contract and are pending sales. Closed sales in August 2008 were 5 units, 2 of which were 3 bedrooms, direct oceanfront. The 3 other sales were $176,900 and below. There were 8 sales in August, 2007 and 3 sales in August 2006. If you are tired of taking I-95 going north to Palm Coast, try Beach Street instead. After a mile of driving along the Intracoastal lined with magnificent riverfront mansions, you veer west and find yourself in a tree line road with branches arching above the roadway, which put you in a shade in the middle of summer heat.
