Fortunato park is located at a very special place. The riverfront park is across the road from Ormond Heritage Condominiums, where in the times of glory Hotel Ormond was defining the skyline of Ormond Beach for more than a century. Built in 1887 by Joseph Price and John Anderson, and opened January 1, 1888 as a 75-room hotel, it was two years later bought and expanded to 400-room gorgeous Hotel, by Henry Flagler - his first hotel in Florida. The managers invited 30 wealthy sportsmen to ride their cars, a novelty at that time, on the hard packed sands on the nearby beach. That's how the race on the beach was born in 1903. October 2008 Ormond By The Sea Florida Condo Sales   Through the Daytona Beach Multiple Listing Service there were 3 condos that sold in Ormond By The Sea Florida in October, 2008. Sale prices range from $173,000 to $180,000. In October, 2007 only one Condo across the street from the beach sold and the price was $215,000. In October, 2006 2 bedroom, 2 bath Condo sale prices range from $220,000 to $285,000 for 3 Sales. There are currently 6 Condos with a Contract Pending sale in Ormond By The Sea, and 112 are for sale in the MLS. If all 6 close this month that would mean we have apporximately 19 months of inventory. Republican Presidential candidate Senator John McCain will be inOrmond Beachon Thursday October 23. The visit will be to All Star Building Materials which is located at 1361 N. Highway US 1. Owner Tom Crowe has extended an invitation to his fellow Volusia Home Builders Association members to join him in at 9:00 am. He is encouraging small business owners to wear a shirt with their business logo on it. Plan to be there early as it is likely that parking will be limited for security reasons. No matter which way you are leaning in this election, it is important to make an informed decision. Hopefully we will hear some answers to some tough questions. 2008 3rd Quarter Ormond By The Sea Florida Condo Market The Daytona Beach Area Realtors Multiple Listing Service had 11 Condo sales in Ormond By the Sea, Florida, in the July to September quarter of 2008. Sale prices for 2 bedroom, 2 bath Condos ranged from $154,500 to $197,500 and that accounted for 8 of the 11 sales. Only 2 sales were $190,000 or higher and 6 of the 8 were $177,000 or less. Comparing the numbers, last year there were 20 sales and in 2006 there were 15. The 2007 average sale price for 2 bedroom Condos across the street from the beach was $213,000. This year the average was $177,333, so Condo values have decreased by $42,000 in the past year. September 2008 Ormond By The Sea Florida Condo Market  Ormond By the Sea Florida, through the Daytona Beach Area Multiple Listing Service, had 2 Condos sold in September, 2008. Both second floor units, one at Sunrise sold for $177,000 and one at Seabridge sold for $170,000. The Sunrise unit is larger and has undergrounbd parking and security. There are currently 7 Ormond By The Sea Condos under contract pending sale and 109 others actively for sale. The 2 condos that sold in september averaged $173,500 while a similar condo in September 2007 sold for $215,000. August 2008 Ormond By The Sea Florida Condo Market   There are 115 Condos for sale in Ormond By The Sea Florida ranging in price from $99,000 for a 2 bedroom, 1 bath at Winchester Manor to $950,000 for a 3 bedroom, 3 bath at the Capriana. 33 of the condos for sale have asking prices below $200,000. Between $200,000 and $250,000 there are 29 units, so more than half are $250,00 or below. Four condos have a contract and are pending sales. Closed sales in August 2008 were 5 units, 2 of which were 3 bedrooms, direct oceanfront. The 3 other sales were $176,900 and below. There were 8 sales in August, 2007 and 3 sales in August 2006. Bailey Riverbridge Gardens 1 N Beach StOrmond Beach, FL 32174 Ormond Beach Parks & Recreation This small but beautiful park is located at the footsteps of Granada Avenue Bridge on the mainland side on the north east side of intersection of Granada Avenue and North Beach Street. Starts as formal gardens with colorful display of plants and flowers, with a soothing fountain in front of the Chapel. The City of Ormond Beach has completed the renovations to Bailey Riverbridge Gardens meeting house. The new kitchen area consists of new countertops, cabinets, flooring and paneling. To enhance the storage needs, they have installed two closets on the west side of the kitchen, and a new cabinet area was installed to give more counter space for the user groups. If you are tired of taking I-95 going north to Palm Coast, try Beach Street instead. After a mile of driving along the Intracoastal lined with magnificent riverfront mansions, you veer west and find yourself in a tree line road with branches arching above the roadway, which put you in a shade in the middle of summer heat. It is only 40 MPH speed limit, but it does not bother you. You would not want to drive faster anyway, you may want to drive slower and enjoy the scenery. But what is it on your right hand?
