Sold by Realtor Rhonda Lehnen of Ocean View Realty Group 11 Sharon Terr., Ormond Beach, FL  32176 Great 3 Bedroom, 2 bath, pool home. The Buyers were very patient because it took us from Feb 14th until the end of April to close the sale.  The first appraisal included having to paint, clean carpets and other cosmetic repairs and the lender insisted all the work be done prior to funding.  Also included was replacing the roof which wes not really necessary.  We got an estimate for under $6,000 for a new roof even though the roofer said there was no need to replace at that time.  The Seller was FNMA and their approved roof vendor cost was over $11,000.  Needless to say the only option was a new lender and new appraisal.  This area of Orm...
