  n short the Chestermere real estate market is great until you get to above $650,000 . The $650,000 to $700,000 price range is a bit overstocked. However from $800,000 to 1 Million the supply is scarce. Over 1 million has a large supply but this covers so many different types of homes, from acreages to lakefront that it is difficult for statistics to determine what the absorption will be. We use video to market our listings. I don't mean just some of our listings I mean all of them. We have a drone and Kevin is a drone pilot, so we do a drone video and drone photos of the neighbourhood and the house. Kevin then switches cameras and does a 4k video while he walks through the home. He then switches over and takes high definition photos. Then it is back to the office where he edits and produces the video. We then use the photos to produce a photo quality expose of the home. We link the video to YouTube and place the links on the MLS so that it shows up on all of the sites that allow it. We link it in our digital ads that we do for the property.   We blog it all over and it is featured on the 800 websites that Engel and Volkers submits to.  Ads with video get 80% more views....

The Chestermere Real Estate Market is showing signs of stabilization. As a Real Estate Advisor with Engel & Völkers, we specialize in Chestermere. We study the supply and the demand to determine which price ranges are oversupplied, and which price ranges will sell more quickly. Since March we have seen an improvement in the price range $550,000 to $600,000 . In the 90 days ending March 2019 there were 30 unsold listings and only 2 sales.  In the same time period ending November 30, 2019, there were 26 unsold listings and 7 sales. Bringing the months to absorb the unsold listings down to 11 months from 45.Townhouses in the $300-350k range are still oversupplied with 12 on the market and only 1 sold in the past 90 days. A town in Alberta named Cochrane  is discussing the idea of renovating their main street down town area to resemble an old wild western town.  They hope that the concept would attract tourists who have an interest in seeing what an authentic wild west town would be like.  Currently, the town of Fort Mcleod is the closest thing we have to an authentic old west town.  That town is used as the setting for many movies and television shows.  Recently the TV series FARGO was filmed there, and in the past many others.  In fact, I made my acting debut in the Truman Capote movie "In Cold Blood" which was filmed there.

Choosing a Contractor  Selecting the right Lethbridge contractor for remodel projects can be a challenge for any home owner. Over the years I've developed my own criteria for selecting contractors.   Regardless of the project budget, these are my recommendations to people interviewing prospective re-modelers: • Ask about their history. The weather in Lethbridge has been unusually rainy the past month.  This had had a an impact on the local Lethbridge real estate market.  It has caused problems for some homeowners and kept some others from being able to put their home on the market.   This past week I was out showing lethbridge homes for sale on the West side of the city.  Of the dozen or so homes that I viewed this weekend, more than half of them were vacant.  These vacant homes are more susceptible  to getting water in the basement due to neglecting to ensure that proper drainage is in place.  Fortunately none of the houses I viewed had any signs of flooding or water in the basement, but there was a few that definitely had water problems coming if not attended to right away.   If you are a homeowner in Lethbridge Al...
