  n short the Chestermere real estate market is great until you get to above $650,000 . The $650,000 to $700,000 price range is a bit overstocked. However from $800,000 to 1 Million the supply is scarce. Over 1 million has a large supply but this covers so many different types of homes, from acreages to lakefront that it is difficult for statistics to determine what the absorption will be. The Chestermere Real Estate Market is showing signs of stabilization. As a Real Estate Advisor with Engel & Völkers, we specialize in Chestermere. We study the supply and the demand to determine which price ranges are oversupplied, and which price ranges will sell more quickly. Since March we have seen an improvement in the price range $550,000 to $600,000 . In the 90 days ending March 2019 there were 30 unsold listings and only 2 sales.  In the same time period ending November 30, 2019, there were 26 unsold listings and 7 sales. Bringing the months to absorb the unsold listings down to 11 months from 45.Townhouses in the $300-350k range are still oversupplied with 12 on the market and only 1 sold in the past 90 days. ‎4‎/‎17‎/‎2014 Chestermere Grows Again.  1000 New Neighbours.‎  Chestermere Home Building Permits issued in  January and February 2014   There have already been 54 building permits issued in the first two months this year in the Town of Chestermere. The builders are Mattamy Homes with  24, Douglas Homes at 15, Jager Homes, Homes by Avi both at 5, Broadview Homes 2, and Reid homes at 3.     This number lines up with  2013 which was a very busy year with a total of 324 building permits issued in Chestermere.  With an average of 3 people per home this would add close to another 1,000 people in one year.  Thankfully a new K-9 school is opening this year.   The MLS Listings Market is cooking in Chestermere as well with 135 total sales Condos and Single Family combined as of April 17.  Previo...

Chestermere housing prices at highest level since 2009.  It makes no sense that housing prices are rising all around the Calgary region and not in Chestermere.  According to the Calgary Real Estate Board prices are at the highest level since 2009, which is a far back as this chart goes.  I suspect that we are getting close or exceeding 2007 levels, but I have not yet found the data to prove this.  The Chestermere market tends to lag behind the Calgary market as prices are rising, but we are certainly part of that market.  With Chestermere boardering Calgary, it is a very viable option for homebuyers trying to avoid higher prices and higher density in Calgary. Harvey's, Dairy Queen, and a new Vietnamese restaurant are coming to Chestermere.  Lakeside Greens is also doing some renovations to their restaurant and renaming it The Pointe.  After a long shutdown the Landing on East Chestermere Drive will reopen.  There is also a new Starbucks in town with a drivethru window.  It will be great to have more choices when dining out.

If you are in Chestermere during the week at lunch time you should  take in the buffet at the Tandori King. Located West of Safeway in Chestermere Station.  Just 10.99 for a great selectionnof Indian Food.  They do amazing things with vegetables and they always serve warm naan bread with your meal.  The food is good, fresh and the restaurant is very clean. It has changed owners since it originally opened and it has improved greatly with the current owners. In Chestermere we are always saying we want more restaurants. We really need to support the ones we have. This is a nice change from pizza, which seems to be the major choice in Chestemrere. Not many restaurants are open for lunch. So please give them a try.
