Home prices continued to rise at record rates in May according to S&P Case-Shiller Home Price Indices. National home prices rose by 16.60 percent year-over-year in May as compared to 14.80 percent year-over-year price growth in April. The 10-City Home Price Index reported home prices rose 16.40 percent year-over-year and 1.90 percent month-to-month. 20-City Home Price Index Reports 17 Percent Home Price Growth Year-Over-YearS&P Case-Shiller’s 20-City Home Price Index reported month-to-month home price growth of two percent in May as year-over-year home price gains rose from April’s reading of 15 percent to 17 percent year-over-year home price growth.All cities participating in the 20-City Home Price Index reported home price gains in May. Latest news on the Fort Mill real estate market in June and what it means for you...   Fort Mill's housing market (29715 and 29708 zip codes) remained a seller's market in June with significantly lower inventory, lower months supply of housing, fewer days on market, and higher average and median home sale prices. Pending sales decreased 11.2%, however closed sales skyrocketed 40.7% year-over-year in June. Lack of inventory limited the number of pending sales in June. New listings increased just 2.2% in Fort Mill year-over-year.  Housing inventory dropped 60.5% year-over-year. The months supply of homes decreased 63.2% to just 0.7 months from 1.9 months in the same month one year ago and from 2.8 months in the same month two years ago. On July 16, 2021, California Association of Realtors (C.A.R) reported that homes values higher 9.7% to an average price of $796,120 in June of 2021 from an average price of $725,680 in May of 2021, and rose 28.5% from $619,320 in June of 2020. While, homes sales gained 8.5% in June of 2021 from May of 2021, and jumped 42.4% from June of 2020 in Los Angeles County, California.There were 1.8 months supplies of available inventory of homes in June of 2021 down from 2.0 months in May of 2021, and dropped from 3.0 months in June of 2020.
