Every day just about. Homes in the center city here are mostly built 1890 to 1920. The next ring is 1940-1970 and suburban areas 1980 to brand new.

As Charlotte is the kingdom of new and newer homes, I don't all that often... but when I sell those homes there's never been any untoward concern. People sign disclosures. Have never had a buyer who opted for an inspection.

We see them everyday, you can assume that they all have it, but it was likely covered up decades ago with non lead paint.

Often. Current owners often do not know whether there was lead paint in the past, since many haven't owned the house that long. Most people do not schedule a lead-paint inspection.

It is a daily occurance. I would say that it's not intelligent to figure that a house built prior to 1978 does not have it. Proceed like it does.

Its going to depend on the particularly area... we have had lots of properties built in N. Va after 1978 for sure but quite a few older established areas as well. So it will just depend on the neighborhood.

Hello Praful.  In our area,pre-1978 construction is common. It is a discussion a d the decision to "complete any further due diligence " remains with the client.  It is typically a non-issue for most but it's up to them.

 It is likely that a home built prior to 1978 may have had lead-based paint used on it. Unless a specific inspection is done, no one knows for sure. I don’t recall have such an inspection done in my 20+ years as a Realtor.

I had one client who checked “yes” on the disclosure form to the question “Do you know if your home has lead based paint?”. He owned a paint store and his home was built in 1960. He said, as a professional, he knew that his home had to have been painted with lead-based paint.

In TX, we have a required lead based paint addendum for homes built prior to 1978.  There are two check marks (seller has knowledge of lead based paint or seller has no knowledge of lead based paint)  Everytime, I encounter this form, the later has been checked.

I selll quite a few pre 78 homes and no lead based paint tests have ever been done that the sellers are aware of.. Most didnt do it when they bought...

Very often.  Only one have I come across where the original owner was selling the place... sadly, she had alzheimers and the disclosures were a moot point.

 

Never seen anyone do a lead paint test, if there was any lead paint, it's been painted over so many times by now most people don't worry about it.  I'd actually hazard a guess that many don't even know about lead based paint's dangers.
