I soooo dislike Z.... but my daughter pays to be a Premier Agent.... has all of her testimonials submitted there....and then "she responds to every one of them"....and that's the key, Hella.... homeowners have called her because they've read every testimonial and were very impressed with the fact that she responded to each one.... not a canned response either... a personal response....
that made her money....several times....

Even as a Premier Agent you are competing for your own listings with 4-5 other agents ... it's who gets to the prospective buyer first ... and many of them are really not interested in talking with an agent.

I looked into it a couple times. Back in the Trulia days, you could get their equivalent for $30 a month (or year). That is no longer an option and all I could see when I looked last year (and talked with theif sales staff) was a monthly bidding with a very high minimum bid. No option for a flat fee or "I'm just looking to shut out other agents from displaying on my listings" option.
I know the consensus here is anti-zillow. On Lab Coat Agents it's mostly positive. The people who have done well with the paid leads are (sadly) spending over 10k per month and have two full time employees who do nothing but follow-up with them. Allegedly Z now started a conceirge service in 17 to reach out to the lead first and phone you when they were on with a hot lead, but I've not heard much about that.
Personally, I've seen premiere agents get the zestimate modified and I've seen them write their own reviews and get them published faster than non-premier agents. If I could get it for $20 a month (or not much more) for the simple fact that my mug would be the only one receiving the leads from my listings, that would be well worth it to me.

I got 3 free leads from Realtor.com so far this year. One is qualified looking for basement bargain.
I did get several clients from Trulia not that I had any paid membership. They found me including a high power machine language scientist.
One does better in front of real persons not through a cable or fiber.

I got a pretty minimal response. there are 2-5 power agents that pay a ton and their name pops up eveyr other click. Anyone else just appears every now and then. Not worth it, unless you are the power player with $$$ spent. For the power agent- they ahve a huge team of agents, so it is worth it to get their people business. For a duo like me, I get enough with my other sources.

I have used Zillow in the past and gained a bit over cost back in about 2011. Then prices started up and leads were worse so stopped. Decided to retry them in 2016 as we are small market and many of the local agents were using zillow. Absolute expensive dud. People with agents calling on Sat night to check on an AO property because they didn't /couldn't reach their agent, couldn't qualify for a loan, "just shopping" I even had the concierge service which was nice because you didn't have to stop cooking to answer the phone but NOTHING. Went to Realtor.com which was cheaper but just as bad. NOTHING. Scoping out ZIllow the other day and found 90% of the local agents have left the premier program. I am now relying on referrals, SEO and blogging, etc. and some marketing. Have 3 closings in the next couple of weeks so that is working much better. (oh actually one is a zillow lead that I have nuturing for a year)

I use premier agent to get more exposure for my listings. At one time it earned you leads however now you have to pay for zip codes to get worthless leads which i will not do. I have come to the conclusion that i do attract buyers to my listings from Zillow, so i need to be there.
