I don't pursue renters but they "find" me and depending on circumstances/situations I "work" the lease market.  More for landlords versus tenants though.   

The percentage of renters who I have worked with who have become "owners" is relatively small but I can cite a couple of examples who became repeat clients.  

It's always about asking questions...and careful listening.  While not a signifcant part of my business, I find there are some valid reasons for me to carefully consider representing leases as part of my business.

Because my boys (native Charlotteans) are millennials, I get a lot of their friends and my friends'/clients' adult children who have been renting since they graduated college and started their first jobs. They comprise about 10% of my business and I absolutely love working with them!

As for people I have put in rentals - I refer them to a friend who is a property manager if their dream home isn't available when they are ready to buy. He puts them in a rental and we continue our home search until they find something. They probably make up another 10% of my business.

It is a very small percent since I only do my rentals and rarely show others companies. Maybe 5% of my total sales.

Zero & it's been many years. That old addage 'they will eventually buy' is so old & crusty. Many cannot or do not want to buy & I can respect that if they tell me that.

Even tenants don't use the agent they rented with for finding another rental.

I don't work with renters so that percentage is virtually nil. There is always some portion of my business where first time buyers who've been renting buy a home from me. The percentage can vary from year to year.

When I first started out in real estate, I worked with many renters, many of whom eventually became buyers and then years later, sellers.  Full disclosure: that was in 2004/2005, when the market was insanely  hot and everyone was jumping in, but renters did get my career off to a huge start. And many renters referred buyers and sellers to me, as well.

Honestly, not many. Usually I I helped renting to students, people with bad credit after a short sale, or those who just sold their property and decided to rent for a few years. ( for full disclosure I do not market my service to renters, those clients only referrals or repeat clients, and usually I represent a landlord).

About 20% of high tech technocrats currently renting are looking to buy. I am willing to work with them if they have at least 20-25% downpayment. Many are non-sense die hard must have to have a home in their twenties. In our area SFH median price is $1,200,000 and town homes are $750,000.00 not in the best area.  Many of the renters from out of the area have a home or two from their state. They come here to rent in better school districts. No tenants will want to work with property managers or landlords wanting to buy a home. They do it discreetly. Shh....

  Recent former renters:  grad student who had rented for many years; his parents gifted him some $$$ to buy his first house.

  Recent landlords:  I did a Starker Exchange for a friend who sold several townhouses, then bought a vacation house with the proceeds.  Also, the house I listed today has been rented for the past 5 years... that owner may also do a 1031 with the money.

Had a renter call me today looking for someone in CA to help. $10,000 per month. Don;t have anyone will to take them. I find that amazing quite honestly. Someone will help them or maybe they will do it on their own and again we are distancing the public away from Realtor services.
