We have all three, pending the neighborhood of the county, price point and attached vs. detached.

The market has been shifting here since July blatantly and subtly since March. Upper end has plateaued to a buyer's market, median is a plateau to slightly seller's market and below $500K is still a seller's market with multiple offers (pending floor-plan, condition and location).

Franklin MA is a sellers' market....has been all year....

Sellers - Ventura County, CA and parts of NW Los Angeles County

Sellers' Market both here in San Diego County and Sarasota, Florida

Neutral and slowing - my primary focus is condos and investment props. however the primary market is very slow and DOM's getting longer monthly

Pasadena//NorthEast Los Angeles area of Los Angeles County, CA.   A complex question as this is a large market.   Homes under $1,500,000 that are well-priced are in high demand in most areas and it is definitely a sellers to extreme-sellers market.   Over $3,000,000 is more of a buyer's market.   In between, we are seeing a bit more inventory, longer days on market and price reductions so it is leaning towards a more neutral market.  Exceptions always create interesting conversations.  

Sellers market to the max. I just got a client under contract on a 3 br ranch after loosing 4 in a row to multiple offers.

Overall we are in a neutral market but some neighborhoods are buyers markets and sell within days.

Prince William County, VA is feeling more neutral these days.  Advantage no one.

SoCal: S.F. Valley, it is a seller's market, but DOM depends on the price range.

In DC it's a seller's market - more so in some areas and price ranges.

Sellers Market ... Primarly San Jose, CA and Silicon Valley. As I do my market reports I am seeing a shift ... still sellers market just not as extreme.

Hi Fred - Northern Colorado is a very hot seller's market and has been for over 2 years now. I'd much rather work in a balanced market, but I'm wondering if those are even possible anymore.

Still a seller market but slowly changing in Denver, Co.

Depending on the price point we're experiencing all three along the Treasure Coast in Florida.

Phoenix is in a sellers market. Low inventory

Sellers market, Dallas/Fort Worth area.

Anything under $200K, definitely a seller's market.  Anything over $500K, a buyer's market.  In between, pretty balanced.

Seller's Market. Bellingham WA (90 minutes north of Seattle).

Still a sellers market here in Riverside CA however the value must be there

Since I now reside in Noah's market, I will go with seller's market in Chicago!

Lancaster Co. , PA - Scarcity has made it a SELLERS Market

We have a mixed bag in our area and a shortage of affordable homes.

Not great in the city, the burbs are better as is the new construction just out of town.

The rich are building, the middle to lower incomes cant get a loan.

Complex question about the market. Depends on the community and price point. Overall San Diego is a sellers market but I focus on North San Diego County mostly along the coast

We seem to be in a pretty balanced market which seems to always give the slight edge to the seller.  Prices are dropping quite a bit but that seems to be more due to overpricig the homes in the first place.  I'm in Santa Clarita, Valencia, California.  We are about 30 miles north of downtown Los Angeles and best known for Six Flags Magic Mountain.

I work about 15 small towns and it is a sellers market in all

Westchester County, NY (right outside NYC).  I believe overall a balanced market, but the higher end $2 million + is buyer's market.

Well I'm in an extremely rural area. I'm sure you've heard me say that a time or two. In certain price ranges we are in somewhat of a seller's market. Above 225K it's more of a buyer's market. 

It is a seller's market up to $250,000.
