you expand your team to include a separate group of agents trained to host open house events....there is training needed.... and then you'll have it all covered and you can also use that as a marketing tool that places you beyond what the others have to offer for marketing with open house events....

I like Barbara Todaro 's idea. She's right - if you are doing lots of OHs it makes sense to do it with well with well-trained agents

Never had this problem, as I don't do open houses. But Pete X with X Group Real Estate Advocates seems to have a decent solution.

Either cut down the time they are open or try something other than open houses...like personal video tours that are always open.

I don't do open houses. They don't work in my market, so that does save some time, but we do all get busy. My office has an assistant that is wonderful and I can have her handle certains things for me.

One of the great thing about my office is that there are always more uber professional agents to handle every Open House need. The teams are willing to go outside the team to get help.

Cut the hours of the open house to do different ones different hours of the same day or expand the team. Otherwise you have to pick and chose which ones you want to do

In our office we have the opportunity to send out an "e-blast" to all the agents asking if anyone wants to hold an open house. There is always someone wanting to do one.

I would call that poor scheduling. I would reschedule with the sellers.

Prioritize which ones have the best chances of pulling in new clients and getting name recognition out there (the main benefits of an open house, since they rarely sell houses). Then say yes to as many as you can support and no to the rest.

Here's where tracking your marketing plays an important role. Adjust your scheduling to include weekday early evenings and split Saturdays and Sundays to be all inclusive.

Reach out to other trusted agents, even of outside your agency.
We have an Open House Group on Facebook

Hyland Bay - two options - 1. Increase manpower. 2. Spread the timing of open houses over weekdays.
I remember one more...
And 3. Do not have too many of them....

Outsource. Some agents add to private remarks that a house is available for open house( usually those are vacant).

Have you reached out to other agents in your office? Newer agents looking to get exposure? If not your office, perhaps colleagues you know/respect/trust at other brokerages? Maybe a lender or two you enjoy working with?

I knew an agent that used to post a schedule and have folks come to each open house for 30 minutes, then bam, closed and on to the next one. The start and finish times were posted with each address and he'd just drive to each open it up, show & go. It was a caravan of nothing but his homes.

There is an agent with 35 to 60 listings anytime of the year. He only selects a couple of OH on first weekend. Supra is supposed to allow buyer agents do just that.

Only have enough open houses that will be staffed by people in your brokerage.

Find a new agent and give them the opportunity to help out while gaining a bit of experience and exposure. A Win/Win!
