First Time Homebuyer: Please do not purchase anything UNTIL after you have signed papers at the Title Company and I hand you the keys.....YOU BOUGHT A TRUCK?? Take it back NOW! This one happened 3 times regardless of what the lender and I said about debt to ratio or anything else.
HUD gives us the minimum acceptable net to HUD offer amount for a property and the buyer refuses to listen. We put in another offer lower than minimum and offer is cancelled. Home gets taken off the market with an accepted offer. Buyer is UPSET he lost the house. Home comes back on the market a week later and once again buyer thinks HUD is pulling his leg and offers lower than min. accepted. I explain that HUD will not take less than min accepted and he FINALLY listens to me...only took 5 tries! This happened twice in one year.

TIME IS OF THE ESSENCE! When your lender requests something, get it to them asap, when I send something for signature, please sign asap, dates are in the contract for a reason. All these things can and do cause a delay in settlement.

I advised a client against buying a new build in a 'hot' subdivision. Did not trust the presentation by the builders' agents. A lot of 'future amenities' were not built, but promised. He bought anyway. Developer went bust and subdv. into receivership 2 years later. Home is worth 1/2 paid for it . . .

I advised a client that while I was not a mold inspector, the fuzzy black stuff on the wall may indicate the presence of mold.
He didn't end up buying the mold place, but he thought I was a real buzz kill and he ended up buying a place with another agent representing him.
Bummer when a client fires you for protecting them.

Our market is a strong seller's market so when working with buyers - my advice is that if you like it, write an offer today. About 80% of the time when this advice is not followed it's either gone tomorrow or other offers have come in and now it's a multiple offer situation when they could have been the only offer the day they initially viewed it.

Good morning Nik De . I advised a client to have the HVAC system checked out by a licensed professional. They didn't! Two weeks after they moved in it broke down. They're looking at a $10,000 repair bill to replace it. Needless to say, it was in writing and they opted not to pay the $75 for a technician.

I referred my aunt who had to sell a home in another city to an agent I had previously done business with and I knew would do a good job. She chose another agent instead and the agent she selected had done some of the more abhorrent and unethical things it just makes my blood boil. So my aunt calls me about this issue or that issue related to an offer and I tell her that I cannot interfere in the agency relationship she has with that agent. But its just terrible what is happening. Finally she said she wanted to replace her agent and I gave her 2 other agents to speak with. She didn't listen and kept her agent because the agent she hired agreed to cut her commission to make up for poor service. Anyway, the deal she is in (the 3rd) because the first 2 fell through, is almost done. I finally told her point blank what I thought of the agent she hired. She agreed but just wants it done. Oh well, you can lead a horse to water....
