respectfully and certainly if they are brining a buyer to my listing I co-operate with them fully. Now when they get the contract and start not being able to attend inspections, appraisals, etc I don't do all their work and let them keep their full commission.

Hello Tony.  I have long believed that childish acts do not belong in the tool bag of professionals, and especially professionals who depend on building relationships, such as Networking and Lead referrals.

As a young man, I often served as an usher at church.  My task was clear, easy and enjoyable. 

Make the stranger feel welcome. 

Help them find a place in our midst.

Expect to see them again, and make that easy and enjoyable for them.  Can you imagine, a dear sweet retired REALTOR® lady walking up to a stranger, and saying, "What are you doing in MY seat? Move!" 

As you said,  "I might be that out of area broker in another circumstance."   Excellent observation, and it will serve you well.

Out of area here in Hawaii generally means from another island. I treat them with respect and if they know my island (Kauai) it usually works out well. But it is rare for any off island agent to know my island. Oahu and areas of Maui may be more familiar to agents not living there if they have worked those markets but Kauai is not unless you have worked as an agent here. Off island agents are prone to some expensive errors. Generally off island agents refer business to local agents here.

When i am the Listing agent i welcome any buyer broker local or far away to bring their buyers. When it comes to listings though, many out fo town and even out of state agents taking local listings who dont service them, you can get answers and difficult to show. It is lose lose for everyone

Until they give me a reason not to treat them as I would treat any other, they get treated as any other.  Now, typically we find their list prices to be considerably off because they don't have the area knowledge, so that makes life interesting at times.

I would always treat any agent the way that I would want to be treated.  There are some agents, thankfully far and few between that are a bit territorial and would rather kill a deal than make one.

I treat all real estate agents and Brokers professionally, however it should work both ways.  Recently I received an email from an out of area (50 miles away) who asked me if I can show his client one of my listings and while I am with them a few more in the same area.  He did say however that he did not want me to represent them should they decide to buy.  My response to him was that I will let them in to my listing as showing the proprety was in the best interest of my cleint of course.  I did ask if he had an exclusive buyer agreement with his client.  His response was no.  I never heard anything more.  But yes, I treat all with respect...some deserve a higher level than others.

If they bring a qualified buyer, no issues.   When you get your license, it is for the entire state.   Those snobby REALTORS in high-end areas do at times keep us out.  i.e. Aspen, CO, Vail, CO.....

The same as in area brokers, obviously that is in the best interest of clients, however dealing with them in the local requirements to close is frustrating and annoying.

We now have a huge MLS network so there are many more agents accessing our listings. I could care less where the agent comes from, just bring me a good buyer.

I'm licensed in UT and AZ.  I see a lot of this situation in UT among agents and it get kinda ugly.   I don't see it as much in AZ, but here we have 33,000 agents in our MLS so we don't do that many cross sales with the same agents - everyone is an outsider it seems.  I totally agree with John McCormack above.

First of all NICELY! Since I've just recently been in that situation and it was misery I can answer that I NEVER treat anyone rudely. The reaction from someone to an out of area broker is usually due to greed which is obviously a problem. If they're taking listings or selling property with this paramount, they're not doing their clients a service anyway. I just had an agent from another area in the state actually send me an OLD CONTACT and wouldn't let me use our local one here. Ridiculous, and in the end my buyer didn't want to buy the property because of the other agent's attitude. So, quick answer - I an very kind and grateful that someone took the time to service their client!

This is a huge huge issue in our area.  Our lock boxes look like the ones used by the out of the area agents but aren't programed the same as the out of the area agents.  I pay two MLS systems because many people come from the metro area, meaning LA or OC to buy our homes.  I do my doggonist to make sure the agents can get in and do what they need to.

They are from our own community - and guests (since they are not in our area as often) so they should have a higher level of respect. Welcome them - they may bring more buyers for your listings!

I have clients who don't want to be referred out, they want me to be their broker. Just had an experience where, in another area of California, I reached out to about 8 agents and brokers asking if they had a certain type of listing. Only one got back to me. I wonder if they did that because I was out of the area or if that is their usual inattendance to a possible sale? Left a bad taste in my mouth. I ALWAYS respond to ANYONE who is interested in one of my listings.

It depends on the distance. For instance, Norman Oklahoma is 33 miles from my house and I would rather refer someone to a broker there versus going there. However, if I represent a seller and they get the best deal for them, then who cares?

We live in a decent sized city, but once in a while we'll sell smaller town homes.  The agents in those areas are pretty tight knit for sure.  They don't like us city slickers.  They do like it when we sell their listings though.  They just don't like it when we list homes in their little town.  Thankfully for us, it doesn't happen much.
