I started as a Loan Consultant after working in the Electronics Industry for 21 years. After one year I went to work for the lenders as an underwriter and account executive.

I got my Real Estate License in Jan. 2006. I actively started working in Real Estate full time in Jan. 2007 when I started doing Short Sales. Since that time I have successfully closed over 100 short sales and lost 6 or 7 and all in the first 2 years, only one was declined by the lender. It was my first short sale with Countrywide, the offer was for $310,000 Countrywide declined the short sale, foreclosed and sold the home for $315,000. The others were lost due to things like the Mortgage Insurance Company wanted the seller to pay $30,000. These days the MI Companies pretty much write it off. 
I do not have others process my short sales.
