Some days it feels like the market is swinging like Tarzan on a vine as he chases Jane through the jungle. I have noticed some interesting patterns recently, but I can't say that I have an explanation for them.Two weeks ago, it seemed as if every contract I saw was a full list, or more, and some had escalation clauses. Some were foreclosures, some were not.Last week, I see lot of offers again, yet this time I see a rash of low-ball offers. Like $100,000 low on a $350,000 property. Man, I love Real Estate. It has been great to me. Being my own boss is the best. Not being anyone else's boss is even better. Alas, all good things must come to an end. Business is good. Closings are stacking up. So is paperwork. Now, I am not the smartest guy around by any means, but do know enough to recognize when it is time to get help, and that time is now. The Bad News Media is hard at work every day. Economy stinks. Lenders are going under. Company earnings are in the toilet. Builders are in trouble. Homes are not selling. The list goes on and on.Well, I don't know much, but I do know this. For a fact.On the buyers side. I have a client. We wrote on a house. 3 other offers on it. We found another. 2 offers on it. We found a 3rd yesterday. Only 1 offer on it. We wrote fast. On the sellers side. I looked at my history for the last 30 days. Of my listings that are under contract, 4 of them had multiple offers. One had 5 offers on it.I don't know much, but I do know this. The City of Fredericksburg, Virginia is basically in the middle of Richmond and Washington, D.C. It takes about an hour to get to Richmond or Washington, D.C. (non rush hour) on Interstate 95. The City of Fredericksburg is surrounded by Stafford County to the north, Spotsylvania County to the south and King George to the east.

Today, my daughter and I took one of our daddy/daughter walks through historic Fredericksburg. Everytime we go it brings back childhood memories. I grew up in Stafford and Fredericksburg is where you went shopping. We didn't even have a grocery store in Stafford when I was a kid.On today's trip my daughter, Sydney, was the tour guide. We went to the stores that she wanted. Her favorite store is the Cat's Closet. This shop has everything pertaining to cats. They even have 3 cats living in the store. Next door, to the right, is our friends jewelry store called Bejeweled Designs. It's a great name for her store since her name is Christine Jewel. Power on. Power off. A transaction that could and should be smooth, but I found out today that that it not always case. Case in point. I have a REO listing, and the power was on. Potential purchaser presented a contract, it was ratified, and all was well. Or so I thought. Potential purchaser decides at the 11th hour to back out. Of course, they do this AFTER they have called to switch the utilities.Today I get the mail, open an envelope from the electric company, and there, at the top, it says "Closing Bill."So, I stop what I am doing, call the electric company, sit on hold for 20 minutes, get cut off, call back, and finally get a human being on the line.Bottom line, potential purchaser called, switched utilities, backed out of the contract, called back to the electric company, cancelle...

I needed some HOA info for one of my listings. No much info. Just a little. So I looked the HOA up on The Google, found their number, and gave them a quick call. The Presidential election - coming at us like a freight train. Lots of rhetoric, lots of issues. This year, it seems like there are some pretty high profile issues. Today I decided to switch banks. Now, for those of you who have ever undertaken this task, you know that this is not a decision reached lightly. It is a royal pain, for a number of logistical reasons, and in the end, you end up running two accounts for a while.Why would this fool make such a rash decision, you may well ask? Well, I can assure you, it was not without great thought. I have been with this bank, a major name bank, for well over ten years. Then, out of the blue, they close the only branch close to my house. Often, when I get an offer on one of my bank owned listings, it will have a very "aggressive" closing date.If you are on the buyer's side, there are a couple of questions you might want to think about when writing the offer. "Does your client realize that this is a bank sale, and that the bank needs to ratify this contract, and that it is not like John Q.
