Buying your first home?  , maybe your second, well this can be a wonderful experience for you or this could be a disaster.  It all depends on how prepared you are when the process starts.  Your first step is getting Pre-Approved. Financing a home can be a difficult process for you, especially finding the right loan.  What you need to be concerned about is not getting the financing, but getting the right financing.  You will want to find the best terms at the lowest cost.  You will want to meet with a loan officer to review your financing options;  you will need to meet with a lender who can explain all of the different types of loans that you will be able to afford as well as the program that will help you meet your goals.  Once you determine with the lender how much you can afford, you...

Generally speaking the number one criterion a Mortgage lender considers when qualifying a Home Buyer for a mortgage loan is a good Credit Score.  The higher the Credit Score, usually,  the lower the Interest Rate.  Other factors are obviously considered when determining the interest rate, but all lenders look at the Credit Score first.  That being said, it is very important to understand how you maintain or improve your Credit Score before applying for a Home Loan. There are no quick fixes for improving your credit score, but you can raise your score over time by demonstrating that you consistently manage your finances responsibly.  Listed below you will find a number of tips that you should consider when attempting to raise your credit score. ·         Pay your bills on time ·         ...

We need Positive Price Action to confirm market bottom.  One month of price improve isn't sufficient to confirm the market bottom.  We need to see appreciation month over month for three months. PRICE ACTION   Other good signs in addition to positive price action is lower DOM (days of the market), lower new listings and higher percent of new listings being SOLD.    SUMMARY Currently we are not seeing the needed positive price action (along with other indicators) to confirm a market bottom.  This is NOT a good time for those with low and/or no risk tolerance to purchase.  High and medium risk tolerant investors are making buying decisions and are doing some bottom fishing.  Some are trying to time the market and market timing is risky.  Trying to time the bottom is not for the inexperien...

We recently purchased our first home in the Salt Lake area.  In choosing a realtor, we considered several options, but ultimately chose to work with Benjamin Clark based on positive recommendations we'd received.  We weren't very familiar with the concept of an Exclusive Buyer's Agent (EBA) at the outset, but during the home buying process learned how valuable it can be to have our realtor looking out solely for our interests.  We never felt pushed into a particular house as we might have with a realtor who also had an interest in selling certain homes.  Our experience with Ben was quite the opposite.  He was careful to always point out potential concerns with the houses we looked at to help us evaluate if they would meet our needs and over time be a good investment.  We found it very h...

Just under 1,000 houses sold in 2008, down almost 28% from 2007. Average sold price went from $351,114 to $321,137, down 8.5%. Median sold price went down 6.5%, from $286,250 to $267,500.  Current average price of Sandy homes is 30% more than what sold price was in 2008.  Current median price is almost 19% more than sold price last year.  There are 710 MLS homes listed and 8.85 months of inventory.  These numbers are not offical.

Any one wondering about Salt Lake Homes for Sale In Sandy Utah? I was, and if your a Real Estate investor or your looking to buy a new home, you should be as well. So Sunday I took a look at the MLS statistics related to the area with the greatest number of homes for sale in the Salt Lake Valley. (710). SANDY, UTAH. Yes thats 710 single family residents (either houses or condominiums) listed for sale in an area that has seen little new construction in the last few years. Speaking of Condominiums, we were surprised to find that over 100 of these listings (14%) were Condos. Mostly Town-Homes. That makes Sandy UT the home of the 3rd highest concentration of condos in the SL Valley. It was surprising that the numbers we thought significant, IE: Sales last 30 days, contracts signed, New home...

We still are having a low percent of new listings being SOLD.  Currently (14.38)% on a year over year, YTD comparison and we need positive % of listings sold, with positive price action to confirm market bottom. Please see data below.                                                                                  PRICE ACTION   Other good signs in addition to positive price action is lower DOM (days of the market) and lower new listings.             SUMMARY  Currently we are not seeing the needed positive price action to confirm a market bottom.  This is NOT a good time for conservative buyers to purchase.  High risk tolerant investors and speculators are doing some bottom fishing. For more details or just to chat about market conditions please feel free to contact me. Thank you       ...

I had another home inspector friend get his car stolen in Sandy at an upscale 8,000ft home. He opened the garage and backed his car in the garage, then went inside to turn the heater on. Who ever was sleeping in the basement snuck out the basement exit and went thru the garage and drove off with his car. It makes you wonder what is going on in all of these vacant homes sitting empty. I guess it depends on your definition of great. If great means there are lots and lots of houses for sale in Sandy Utah, then yes, real estate is great in Sandy. At the midyear point in 2008 there are currently 852 MLS listings in Sandy. This is almost twice the number of homes as sold (464) during the first six months of the year. At the current sales rate, more than half of these listings will still be for sale in 2009. Sandy not only has a problem with an oversupply of inventory, but it also has a problem with the price of the inventory. Homes sold Jan-June had a median sales price at $270,000 (not counting seller paid concessions and closing costs) and the average sold price was $321,751. Compare this with the median price of listed homes at $350,000 and average list price of $485,8...
