Real estate sales in Greater Park City for the second quarter of 2014 present quite a few different talking points regarding the Park City, UT real estate market. The combine number of sales for single family homes, condominiums and vacant lots fell by 12% compared to the same quarter last year. This is the first comparative drop in quarterly sales volume in nearly 4 years. The drop in sales was lead almost entirely by a drop in single family home sales. But while the number of sales dropped, the median Park City area single family home sales price rose by 5%. Inventory levels have also risen, so we may be seeing a slight “push back” from buyers to the price increases. Home sales in the $500K-$750K represent the hottest portion of the market. This market segment in the Park City area sa...

Summer 2014 sees a construction boom in Park City, UT. Winter in Park City Utah is a tough time to build, that isn’t to say that there are not a lot of construction projects going on during the winter, they are just more prevalent during the summer months.   From the turn off highway 80 traveling into Park City the new construction can be seen. The Newpark Terrace townhomes above the parking garage at Newpark Town Center are taking shape; sixty percent of the sixty. The additional retail space at Redstone is done and the retail center is busier than ever. New exterior siding is being installed at the Fox Point at Redstone condominiums (this clears a long running lawsuit between the original builder and the HOA). Another small residential development is also working its way through the p...

We held an open house for one of Paul Benson's listings at 8417 Stewart Rd. in Sundance UT the other day and this is truly a spectacular property that I wanted to share with you today. The home itself is a 5 bedroom, 6 bath home on 3 levels for a total of 6,900 square feet.  It is set up for an owner to lock off the lower level with the master bedroom, secondary kitchen and family room area as part of the master suite.  This allows any owner to maximize rental income and their own owner use at the same time.  The price on this home is $5,900,000 and it has been an excellent rental for the current owners. This is the only avalanche proof home at Sundance with 18 inches of concrete on the side walls and 12 inches on the roof. This is a beautiful home that was recently remodeled and shows ...

Park Meadows is one of the more well established neighborhoods in Park City and there always seems to be a demand for high quality homes in Park Meadows by primary and second home buyers alike. Park Meadows offers the convenience of in town living with the feel of a suburban residential subdivision.  As a resident of Park Meadows you are only a 5 to 10 minute drive from your home to almost anywhere in town. This is mainly a development of single family homes but their are some condo and town home choices available including The Racquet Club condos, Fairway Village, Four Lakes Village and The Cove.   As with most developments in Park City, the views are spectacular here, and so close you can almost touch the mountains. The homes and condos here surround The Park Meadows Country Club.  A ...

We all know the patriotic importance of July 4th, and Americans are sure to celebrate and commemorate in the most exciting of ways every year.  With fireworks and parties happening all around the country, it can be difficult to decide which celebration truly suits you and your family the best.  In comparison to other festivities around the country, there are few that can reach the level of Park City’s celebration. The Perks of Park City Home to some of the most beautiful scenery in the U.S., Park City’s mountains and greenery will provide a simply gorgeous backdrop for the weekend.  While events do run all the way from the 2nd to the 5th, their schedule for the 4th remains one of the most attractive options for families from around the country.  Here is what the day consists of as a who...

Last Sun at The Cove townhomes are located in Park Meadows up on the hill overlooking the Jack Nicklaus designed golf course at the Park Meadows Country Club and the town of Park City.  They occupy one of the prime locations in the area and take full advantage of the southern exposure which truly does give them the last sun in the area.  This is an especially nice benefit during the shorter mid winter days when other nearby areas are already in the shade experiencing a noticeable late afternoon chill, while the Last Sun at The Cove townhomes are still basked in sunshine. The Last Sun townhomes are located just a short 7 or 8 minute drive into the town of Park City or any of the three ski resorts in the area.  The views from here are spectacular, as nice as anywhere else in town, and sin...

The Colony at White Pine Canyon is located at the Canyons Resort in Park City and encompasses 4,600 acres of beautiful alpine terrain.  Over 90% of the land at The Colony has been set aside and will forever be preserved as open space.  The lot sizes here average more than 5 acres and are the largest ski-in/ski-out lots in the Rocky Mountains. This time of year the snow has largely melted off, though there is still a fair amount of snow remaining on the higher peaks of Park City and some of the higher elevation home sites at The Colony still have enough snow in their yard for a spirited snowball fight. The real estate market in Park City has morphed over the past year and a half.  We have moved into a pretty balanced market with some segments of the market clearly in sellers markets at t...

The Silver Springs area of Park City continues to be the hottest sector of the Park City real estate market though there are a number of great homes for sale in Silver Springs as I write this. Silver Springs encompasses the following subdivisions:  Snyder's Mill, Northshore, Southshore, Silver Springs and Ranch Place and most homes here are priced in the $500k-$1,000,000 range. Silver Springs has some of the best amenities around which is one of the reasons for it's popularity.  There are two lakes within the area, the big lake at Northshore and the little lake at Southshore and lakefront homes here do command a premium.  Residents enjoy paddle boarding, kayaking and swimming in the summer and ice skating in the winter. Willow Creek Park is located just across from Snyders Mill and is t...

The real estate market in Park City continued it's strong pace of growth in the first quarter and the additional good news is price increases have slowed considerably giving substantial hope that this will be a lengthy and sustainable cycle of growth. The number of closed sales in all property types was higher than at any point since the first quarter of 2007.  Total dollar volume was just shy of $327 million dollars which represents a 11% increase over the first quarter of 2013. Surprisingly, with this strong demand, median prices in the Greater Park City Area increased just 2% year over year and are still well below the market peak in 2007. As I have mentioned before, the market in Park City is highly segmented with prices on single family homes in Silver Springs up 16% year over year...

It is just barely May, there are still snowflakes in the Park City, UT 10 day weather forecast and I haven’t even thought about taking out a pair of short pants; so is it too early to think about the 2014/2015 ski season and owning a home or condo in Park City?                 My email inbox is trying to tell me that even though I haven’t tuned up my mountain bike or straightened out my golf swing that it is time to think about winter.                 Season pass deals for next ski season are on sale now and with some great incentives to buy now. Adult season passes for Park City Mountain Resort start at $725 if purchased before May 15; after that they move to $815 (and up). Epic passes for Canyons Resort (and 10 other Vail Resorts run mountains) include two Buddy passes...

Spring has sprung here in Park City, and it’s time to get outside to enjoy some long-awaited warm weather and do some yard work. Wait a minute! Did you say yard work? Yes, in fact, it’s that time of year again to conduct a little home maintenance in an effort to avoid the high cost of repair bills later on. If you’ve been trapped inside your home for the past six months, it’s time to break out of hibernation, get your tools out, and start doing some much needed repairs on your home. The following are a few ways to get started. 1. Inspect the roof. Whether you realize it or not, your roof is your home’s first line of defense against water damage. As a result, you need to repair any damaged spots on your roof. If you procrastinate or delay these types of repairs (as many people do), you m...

Pinebrook is located just across the freeway from Jeremy Ranch and although separated by just a mile or so in distance the two areas are a completely different experience for the homeowner. Jeremy Ranch is south facing with some nice views while Pinebrook is north facing and the view is your environment with towering pine and spruce seemingly everywhere.  Jeremy Ranch on the other hand was just a barren hillside before the homes and associated landscaping went in. There are hiking and mountain biking trails and trail heads throughout Pinebrook and if you don't mind the slightly longer winters and shorter periods of daylight in the colder months you will find yourself in alpine heaven here with wildlife abounding at seemingly every turn. There is a nice community park in lower Pinebrook ...

Even with realtively low inventory right now there is still a great selection of homes for sale in Jeremy Ranch. Jeremy Ranch is located just to the north of Interstate 80 and about 15 miles up Parley's Canyon from the Salt Lake Valley. It is one of the closest communities to Salt Lake City in the Park City, area and is a great choice for those working in Salt Lake City or Park City. Jeremy Ranch has it's own Elementary School with a great playground for the kids.  There is a supermarket and strip mall right across the street in Pinebrook and easy access to just about anywhere you want to go. There are several great dining choices across the freeway in Lower Pinebrook including Ahh Sushi, Billy Blanco's and O'Shucks.  You are also a short 5 minute drive to Kimball Junction with two more...
