Added Value to Park City Real Estate: The Youth Winter Sports Alliance               There are many things about Park City, UT that make living here truly special and add to the value of real estate here. There are the things that are obvious: the clean air, the views, the easy and accessibility of outdoor activities, the restaurants, galleries, nightlife and of course 3 world class ski resorts to mention but a few. But there are also many smaller community related events, clubs, foundations and programs that may go unnoticed on a vacation here or a search of properties online. One such offering is the Youth Winter Sports Alliance.                 The Youth Winter Sports Alliance (YWSA) was initially established to create a legacy for the 2002 Winter Olympic Games by spearheading a comm...

First, I laughed. Then I just shook my head. I couldn't believe it, I just had to photograph this and share this one. We were inspecting an old home in the old portion of Park City, UT on Park Avenue, and most of these old turn of the century homes have been remodeled over and over through the years. You honestly never know what you will discover, but this one takes the cake. I can just imagine "Honey, I know you're taking a bath, but can you flip the breaker for the garage?"

Our recent post on season ski passes being available for the 2010-2011 skiing and riding season at Park City Mountain Resort, Canyons Resort and Deer Valley may have left out a few things to consider when buying lift tickets.              For a local resident or property owner that uses their Park City home or condominium often during the winter season, a ski pass is an integral part of life in Park City. For many, a ski pass is the reason we moved here and having one is a reminder of that and a great reason to stay, it is part of the lifestyle that we all enjoy. Which resort you choose to hold your pass is a question of taste, proximity and cost.  Having a pass means you'll ski or ride more; mostly because you'll be willing to just take a few runs, an option you wouldn't ne...

Park City, Utah boasts nearly 400 miles of trails running through and around the town. These multi-use trails range from paved cycling and walking paths to repurposed railroad lines to equestrian trails to single track mountain bike downhill courses.  Trail use in Park City is a year around activity as many trails used by summer hikers and bikers are equally well used during the winter with snowshoes and cross country skis.              All three of the local ski and snowboard resorts (Deer Valley, Park City Mountain Resort and Canyons Resort) offer lift assist access for mountain biking or hiking. During the winter all three resorts boast at least 100 named ski trails each.             Active trail maintenance in the Park City area is done by the Mountain Trails Foundation ...

The Park City Luxury Estate Auction that was held trough August finished on the 27th of last month. The final results of the auction are still to be seen as the properties work through the sale process.              This Park City, UT real estate auction was somewhat different than other recent area real estate auctions. It featured 11 luxury estate homes in the greater Park City area. Each home had a minimum posted reserve bid. There was a buyer's premium of 2% added to the final sales price. Each property taking part in the auction reportedly paid $30,000 as a marketing fee to participate. This fee produced a twenty six page full color brochure with insert for the 11th property as well as website and national advertising campaign.              Some REALTORS® in Park City f...

What Makes Park City Real Estate Valuable? Park City Miner's Day Celebration              The upcoming Labor Day weekend traditionally marks the end of summer, and here in Park City, Utah we celebrate it a bit differently. Park City, UT was founded as a mining town rich in silver. The boom here continued until the government went away from the idea of backing the US Dollar with silver; and the relative collapse of silver prices. This made way for the "silver that is mined today" represented by tourism and outdoor activities: skiing, snowboarding, golfing, hiking, biking, fishing, etc. But more than these activities, it is the funky nature of the town and community that make people want to own a vacation home or live here permanently. Things like the upcoming Miner's Day celebration add ...

Sealed Bid Auction with Published Reserves for 11 Luxury Park City Residences               Another Park City Real Estate auction is set for August 27,2010. This marks the fourth or fifth such auction for the calendar year. This one may prove to be a bit different from the others.               This auction is different in that it is confined to a small number of luxury Park City, UT area properties and that all of them have set a published reserve price. Reserve prices in most cases are millions less than the highest asking prices these homes have seen in the past. The properties for sale in this auction represent some of Park City's truly exclusive addresses. These luxury homes are in Upper Deer Valley, Deer Crest, Old Town, The Colony, Tuhaye and Promontory. Unlike some of the other ...

As the summer heats up, Park City Utah Real Estate Prices have continued to fall.               Outlying areas of Park City have been hit worst in terms of price depreciation with some areas seeing prices equivalent to those in 2001 and 2002. To give you a better feel for this, the largest increase in area prices happened in the 2004-2005 timeframe. There are now condominiums being offered at prices of over 50% off the peak sales prices of 2006-2007.              Granted, these sale prices refer to bank owned and distressed sales, but that currently makes up about 10% of the Park City real estate market. Also, purchasing homes and condominiums at these fire-sale prices requires patience, quick response to new listings and most times cash (no financing contingencies allowed). So the grea...

If you're in Park City, Utah on the 4th of July, you have to check out the parade. It's a great, small town parade with lots of local participation and a great crowd. This year they have added an additional 20 floats so it should be a great show. There's even a National Guard fly-over before the parade begins.     This year, the parade starts at 11am at the top of Main Street. It proceeds down to City Park where there is a giant BBQ and live music. This year will bring a larger than normal crowd since there are no other parades in the area actually on the 4th, so plan ahead: carpool and get there early. And don't forget the water and sunscreen. Come check it out! It's guaranteed to be fun.
